HULL — April 8, 2026 — Hull Planning Board continues redesigned nine-unit Nantasket waterfront condo hearing. The board, chaired by Jean Paquin, reviewed substantially revised plans from Point Nantasket Realty LLC for nine townhouse-style condominiums at 839–845 Nantasket Avenue, after the applicant eliminated a contested driveway entrance near Fitzpatrick Way, removed parking beneath the cottage units, and moved a shared boardwalk to the Nantasket Avenue frontage. Building Commissioner Bartley Kelly issued a written determination that the connected structures constitute one building under the town zoning bylaw — a ruling that drew immediate questions from Design Review Board member Don Ritz about awning design and continuity. Peer reviewer John Chessia flagged unresolved issues including disputed ownership of Bay Avenue, the absence of a fire hydrant on the site, and stormwater infiltration systems at risk from king tides. A petition signed by more than 70 residents opposed any access from the development onto Kadish Avenue, while a detailed letter from resident Marie Wendling calculated a 54 percent increase in site footprint and a 76 percent increase in linear frontage.
