Marshfield ZBA grants three permits, sets final deadline for Ocean Street project

Marshfield's Zoning Board of Appeals approved three special permits, accepted one withdrawal, and drew a hard line on a long-running Ocean Street application at its March 10 meeting. Chair Brian Murphy led the board through unanimous grants for Kristen Child at 49 Stephen Road (a three-season room and deck), Mark Bossy at 1222 South River Street (fill for a pool house, pool, and sport court), and Keith Monahan at 7 Everson Road (carport conversion to bedroom and bathroom). The board continued the 2549 Mill Pond Realty Trust case at 835 Plain Street to August 11, 2026 — ahead of the fall town meeting warrant — but attached a condition barring any new development, paving, or change in use on the property in the interim; member Stephen Lynch, who said he would "ordinarily never vote for this," backed the extension only because of existing businesses on site.

The Drusopoulos Family at 239–287 Ocean Street was continued to March 24 on a 6-1 vote, with Lynch dissenting, and the board declared no further continuances would be granted. A new 40,000-square-foot industrial building proposal at Zero Commerce Way was continued to April 14 for peer review, with the prospective tenant not yet publicly identified.
