Most Duxbury deeds this period carried no disclosed sale price

DUXBURY -- Plymouth County Registry of Deeds records show 10 property transfers in Duxbury recorded between Aug. 14 and Sept. 12. Only two of the 10 deeds listed a disclosed sale price, and half the transfers moved property from individual owners into trusts bearing the same family name.

MARKET OVERVIEW Ten sales were recorded in the four-week period. Of those, two carried a disclosed consideration amount: $525 and $600, for a price range of $525 to $600 and a median of $562. The other eight deeds listed no sale price, which the registry does not require for every transfer type. Because 8 of 10 records lack price data, the disclosed range and median describe only a small slice of the period's activity and should not be read as representative of Duxbury home values generally. Based on raw count alone, 10 recorded deeds is a modest but not unusual volume for a single town over a month.

TOP SALES 254 Kingstown Way sold for $600 on Aug. 24. William Ramirez and Maria Ramirez were the sellers; Dana Galgana and Mary MacCormack, both listed as trustees, were the buyers. 321 Lake Shore Drive sold for $525 on Aug. 20. Andrew Wilson was the seller; Michael Norton and Laetitia Norton were the buyers. No other transfers in this period carried a disclosed sale price. Beds, baths and square footage were not available in the deed records for any property.

NEIGHBORHOOD BREAKDOWN No two sales in this period shared a street name; the 10 transfers were spread across 10 different streets, including Kingstown Way, Soule Avenue, St. George Street, Lake Shore Drive, Tremont Street, Flint Locke Drive, Laurel Street, Powder Point Avenue, South Station Street and Bay Road. Because only two of the 10 sales carry a disclosed price, a price-tier breakdown of the full dataset is not possible; the two disclosed sales, $525 and $600, both fall at the low end of the range reported and are not directly comparable to undisclosed transfers.

MARKET NOTES Five of the 10 recorded deeds transferred property between parties sharing the same family surname, moving ownership from an individual or couple into a trust of the same name: 74 Soule Avenue (Driscoll to Driscoll, trustee), 56 St. George Street (Herlihy to Herlihy, trustees), 912 Tremont Street (Sawkiewicz and Jackson to Jackson and Sawkiewicz, trustees), 138 Laurel Street (Magwood to Magwood, trustees) and 165 Powder Point Avenue (Roveto to Roveto, trustees). None of these five carried a disclosed sale price. The remaining five transfers involved different surnames between grantor and grantee: 254 Kingstown Way, 321 Lake Shore Drive, 1 Flint Locke Drive (Kacamburas, trustees, to Heacox), 123 South Station Street (Shane Family Trust to South Station LLC) and 44 Bay Road (Murphy, trustees, to Conley and Eckstein). Of those five, only Kingstown Way and Lake Shore Drive disclosed a price. No sales in the dataset were identified as condominiums or multi-family properties based on available records. Property type, bed/bath count and square footage were not available from the deed data for any transfer, so no price-per-square-foot comparison could be made.
