Brockton ZBA Approves Two Housing Variances at Quincy and Sansom Streets

Brockton's Zoning Board of Appeals approved two residential variance petitions at its July 14 meeting. The board voted 5-0 to allow Tyrone and Angelina Bruce Flanori to convert their single-family home at 347 Quincy Street into a two-family dwelling in a C2 commercial zone, subject to a condition that the property not exceed two units and a provision allowing the new driveway to be relocated from Quincy Street to Beaumont Avenue without a return board appearance. A second vote of 4-1 granted relief for Aileen Carrera to subdivide her 10,882-square-foot lot at 19 Sansom Street into two parcels of roughly 5,441 square feet each, allowing a new single-family home — the board's standing "Gormley house" design — to be built on the vacant portion, with the existing pre-existing non-conforming two-family home remaining on the other.
City Councilor at Large Jeff Chernell and Ward 5 Councilor Jeff Thompson supported the Quincy Street petition; three elected officials or officials-identified speakers backed the Sansom Street application. A board member flagged a discrepancy in the Sansom Street plans showing a 23-foot rear setback that could shrink to as little as 10 feet once a proposed deck is added, placing it against the adjacent property at 43 Jackson Street.
