Disclosed sale prices in Carver hold steady near $735 median in June

CARVER -- Carver recorded 10 property transfers in the period from June 19 to July 18, but half of them moved property from individual owners into family trusts rather than through open-market sales, and only five of the 10 carried a disclosed sale price.

MARKET OVERVIEW Plymouth County Registry of Deeds records show 10 property transfers in Carver during the period. Five carried a disclosed consideration amount, ranging from $558 to $825, with a median of $735 among those five. The other five sales listed no price, consistent with intra-family trust transfers, where consideration is often not recorded. Because only half the period's transfers disclosed a price, the $558-to-$825 range and $735 median reflect just those five transactions, not the full set of 10 recorded deeds.

TOP SALES 6 Susan Circle sold for $825, the highest disclosed price of the period, recorded June 22. Sean Lovell Thompson and Kayeshene Thompson sold the property to Opendoor Property J LLC.

159 High Street sold for $750, recorded June 30. Thomas F. Dunphy and Kelly Dunphy sold the property to Michael Daly and Katelyn Daly.

40 Fosdick Road sold for $735, recorded June 25. The Fosdick Road Realty Trust, with Robin M. Chase as trustee, sold the property to Ronnie Martin Jr.

210 Plymouth Street sold for $600, recorded June 22. David J. Olson and Andrea K. Olson sold the property to Tyler Heath and Nicole Antonucci.

268 Meadow Street sold for $558, recorded June 30. Michael Daly and Katelyn Daly sold the property to Emilie Justine Webber and Nathaniel Benitez Pagan.

NEIGHBORHOOD BREAKDOWN Fosdick Road was the only street with more than one recorded transfer in the period: 40 Fosdick Road sold for $735, while 48 Fosdick Road changed hands the same week, June 26, in a transfer from Bruce G. and Tamela M. Bonenfant to Benjamin A. Bonenfant as trustee of the Bonenfant Family Irrevocable Trust, with no price disclosed. No other street had more than one recorded transfer during the period.

By price tier among the five disclosed sales, one fell under $600 (268 Meadow Street, $558), one fell in the $600-to-$699 range (210 Plymouth Street), and three fell in the $700-to-$825 range (40 Fosdick Road, 159 High Street, 6 Susan Circle).

MARKET NOTES Five of the 10 recorded transfers moved property from individual owners into a trust bearing the same family name, and none of the five disclosed a price: 36 Great Meadow Drive (Peter B. and Leslie A. Lundstrom to themselves as trustees), 3 Harvest View Way (Mark and Jodi O'Neill to Mark Francis O'Neill and Ann O'Neill as trustees), 48 Fosdick Road (the Bonenfant family, to the Bonenfant Family Irrevocable Trust), 4 Quaker Road (Paula Burgess to Peter Burgess as trustee of the Paula Burgess Irrevocable Trust), and 29 Leonard Street (Lauren C. and Scott C. Gelnett to themselves as trustees). No sale price is reported for any of these five.

One disclosed sale involved an institutional buyer: 6 Susan Circle sold to Opendoor Property J LLC, a corporate purchaser, for $825, the period's highest disclosed price.

Michael and Katelyn Daly appear on both sides of the ledger in deeds recorded the same day, June 30: they bought 159 High Street for $750 and sold 268 Meadow Street for $558. Beds, baths and square footage were not available in the deed records reviewed for this report.
