Rockland Home Prices Hold Near $679,000 Median on Five Disclosed Sales

ROCKLAND -- Plymouth County Registry of Deeds records for Rockland covering June 26 through July 25 show five sales with recorded prices and six transfers recorded for nominal consideration, meaning transfers of property for a token sum, often $1 or $10, rather than an arm's-length sale. The month's priciest recorded sale, at 41 Winter Circle, closed for $750,000.

MARKET OVERVIEW

The registry recorded 11 total property transfers in Rockland during the period. Of those, five carried a disclosed sale price, ranging from $602,000 to $750,000, with a median of $679,000 among the priced sales. The remaining six were recorded for nominal consideration and are not counted in the price range or median. With only five market-rate sales recorded, the period reflects a modest volume of disclosed transactions relative to the total deed activity logged in town.

TOP SALES

The highest-priced sale was 41 Winter Circle, which sold for $750,000 on June 30; Timothy and Amie Greely sold to Audrey and Michael Baker. At 28 Nevens Circle, Timothy D. and Corie Thistle sold to Scott and Jessica Rosenberg for $680,000 on June 26. The property at 12 South Douglas Street sold for $679,000 on June 26, with Robert T. and Cathleen M. Obrien selling to Joshua Giang. At 22 Everett Street, William Silva Miranda and Kariny Ferreira Miranda sold to Eva McCormick and Joseph Kimball for $655,000 on June 30. The lowest of the disclosed sales, 641 Hingham Street, went for $602,000 on June 30, with Matthew and Allison A. Ferreira selling to Ryan and Amanda Benson. Bed, bath and square-footage figures were not available in the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN

Among the priced sales, four fell in the $600,000-to-$700,000 range: 641 Hingham Street, 22 Everett Street, 12 South Douglas Street and 28 Nevens Circle. One sale, 41 Winter Circle, exceeded $700,000. No street produced more than one disclosed sale during the period. Salem Street saw two separate transfers, at 449 Salem Street and 558 Salem Street, but both were recorded for nominal consideration rather than a market price, so no price comparison is possible for that street.
