Hull's Planning Board and Zoning Bylaw Committee met jointly Tuesday to plan zoning amendments for the 2027 Town Meeting and clashed over unresolved errors in the town's zoning map. Planning Board Clerk Lisa French said she found six discrepancies, some predating 2002, that Director of Community Development and Planning Chris Dilorio and Building Commissioner Bartley Kelly still need to research before the map returns to the board. The bodies agreed to pursue amendments on linkage and impact fees, site plan review rules, and shifting the appeal body for special permits from the Zoning Board of Appeals to the Land Court.
Vice Chair Abby Klieman said Hull is "one of maybe two or three municipalities in the state" with the current appeal structure. Kelly said the town already collects a $1,300-per-bedroom sewer fee and took in $660,000 in permit fees on a recent project. Public hearings on the amendments are expected to begin in February 2027.
