KINGSTON -- Nine properties changed hands in Kingston between June 26 and July 25, but the Plymouth County Registry of Deeds recorded a sale price for only two of them, limiting what the public record shows about the month's residential market.

MARKET OVERVIEW Nine deeds were recorded during the period. Of those, two carried a disclosed consideration amount: $669 for 149 Summer St and $745 for 13 Lydon Ln, a range that puts the median of the disclosed sales at $707. The remaining seven transactions were recorded without a sale price, which is common for certain deed types, including trust and estate transfers. No other transactions recorded during the period carried a disclosed sale price. The remaining seven deeds -- at 129 Main St, 9 Spruce St, 14 Nottingham Dr, 3 Walter Faunce Rd, 10 Loring Ave, 3 Bagnell St and 228 Main St -- were all recorded as price not disclosed.

NEIGHBORHOOD BREAKDOWN Main Street accounted for two of the nine filings. Main LLC transferred 129 Main St to Kingston SPI LLC on July 2, and RA Empire LLC transferred 228 Main St to Joseph King on June 26; neither deed disclosed a sale price. No other street had more than one recorded transfer during the period.

By price tier, only the two disclosed sales can be sorted: both 149 Summer St ($669) and 13 Lydon Ln ($745) fall under $1,000 in recorded consideration, figures that reflect the amounts entered in the deed record rather than typical home-sale prices.
