Carver home sale prices span $105 to $750 in latest recordings

CARVER -- Eleven properties changed hands in Carver between June 26 and July 25, according to deeds recorded at the Plymouth County Registry of Deeds, but only six of those transactions disclosed a sale price. Five of the 11 transfers moved property into or within family trusts, a pattern common in estate planning rather than open-market sales.

MARKET OVERVIEW

Six of the 11 recorded deeds disclosed a sale price, ranging from $105 to $750, with a median of $554 among those six. The remaining five transfers listed no consideration amount, consistent with intra-family or trust-to-trust transfers rather than arm's-length sales. With only six disclosed prices, the raw count of 11 recordings does not by itself indicate whether the period was active or quiet; the data provides no basis for comparison to prior months or to statewide figures.

TOP SALES

Two properties recorded the highest disclosed price in the period, each at $750. On July 2, 36 North Main Street sold from Jemik Realty LLC to North Carver LLC for $750. On June 30, 159 High Street sold from Thomas F. Dunphy and Kelly Dunphy to Michael and Katelyn Daly for $750. Bed, bath and square-footage figures were not available in the deed data for either transaction.

The next-highest disclosed sale was 268 Meadow Street, which sold June 30 for $558, with Michael and Katelyn Daly as sellers and Emilie Justine Webber and Nathaniel Benitez Pagan as buyers. At 67 Fosdick Road, Peter Brown sold to Jacqueline Raymond and Anthony Centeio for $550 on July 14. At 71 South Main Street, William Lopez Sr. sold to Jared Harrington for $490 on July 14.

A sixth disclosed transaction, 0 Spring Street, recorded July 1 at $105 between trustees Bradford Alan Shave and Kenton Lewis Shave and buyers Kevin Perkins, trustee, and the Spring Street Trust. That price is well below the other five disclosed sales in the period; the deed data does not indicate a reason for the difference.

NEIGHBORHOOD BREAKDOWN

Main Street saw three of the period's 11 transfers: 71 South Main Street ($490), 3 South Main Street (price not disclosed) and 36 North Main Street ($750). Fosdick Road saw two transfers: 67 Fosdick Road ($550) and 48 Fosdick Road (price not disclosed). The remaining six transactions were each on separate streets -- Bunnys Road, Spring Street, High Street, Meadow Street, Great Meadow Drive and Harvest View Way -- with no other street-level clustering in the data.

Among disclosed prices, four of six sales fell between $490 and $750, with the $105 Spring Street transfer as an outlier at the low end. No sales in the disclosed group exceeded $750.

MARKET NOTES

Five of the 11 recorded deeds involved transfers into or within family trusts, with no sale price disclosed in any of the five: 56 Bunnys Road (Sylvia P. Aulston to Sylvia Aulston, trustee, and the Sylvia Aulston Living Trust); 3 South Main Street (Angela B. Wadsworth to herself and Nicole Blair); 36 Great Meadow Drive (Peter B. and Leslie A. Lundstrom to themselves as trustees); 3 Harvest View Way (Mark and Jodi O'Neill to themselves as trustees); and 48 Fosdick Road (Bruce G. and Tamela M. Bonenfant to Benjamin A. Bonenfant, trustee, and the Bonenfant Family Irrevocable Trust). All five of the period's undisclosed-price transactions fall into this category, while all six disclosed-price transactions appear to be transfers between unrelated parties, with the exception of the trust-to-trust Spring Street transfer at $105.

One pair of buyers and sellers appears twice in the period in reversed roles: Michael and Katelyn Daly bought 159 High Street for $750 on June 30 and sold 268 Meadow Street for $558 the same day. The deed data does not include beds, baths or square footage for any of the 11 properties, and does not specify property type (single-family, condominium or multi-family) for any transaction.
