Planning Board endorses Pleasant Street lot change, splits on Revolution Road duplex waiver

Bridgewater Planning Board unanimously endorsed a lot-line change at 95 Pleasant Street under a 2024 state law while punting a key waiver decision on the Revolution Road subdivision to January 21. The 5-0 ANR endorsement, which transfers roughly 5,000 square feet from an existing house lot to a grandfathered 10,969-square-foot parcel on Crane Street, marks the board's first application of Gov. Maura Healey's August 2024 act allowing previously merged undersized lots to regain independent legal status; Chair Patrick Driscoll recorded his concern that Crane Street — a private, unimproved way — may lack adequate access for a future building permit, and Building Inspector Steve Solari committed to seeking a town attorney opinion before issuing one.

On Revolution Road, applicant Pam Barney of Barney Investment Group LLC is seeking a waiver to allow six duplex lots — one more than the subdivision regulations permit on a dead-end street — for her 5.9-acre, 12-unit sustainability-focused project at 593 Plymouth Street; Driscoll said he could not yet articulate how the extra lot serves "the public good," while Vice Chair Michael MacDonald argued the infrastructure impact was "completely negligible." Town Engineer Greg Tansey's final review of revised plans remains outstanding, and the board continued the hearing pending that report and additional open-space documentation from the applicant.
