Scituate ZBA Approves Two Coastal Rebuilds, Sends Garage Addition Back for Redesign

SCITUATE — June 18, 2026 — Scituate's Zoning Board of Appeals approved raise-and-rebuild permits for two flood-zone properties and sent a third application back for redesign at its June 18 meeting. The board voted unanimously to grant special permits and findings for a 2,967-square-foot replacement home on piles at 61 Gannett Road — a 57 percent floor-area increase over the existing circa-1920 structure — and for an identical-footprint pile-elevated rebuild at 107 Glades Road, where front and side setbacks of 6.4 feet and 3.7 feet, respectively, are far below zoning minimums but will remain unchanged. A proposed garage addition at 71 Jericho Road was continued to July 16 after the board ruled that placing the structure 5.6 feet from the side lot line — against an 8-foot minimum — could constitute a new non-conformity requiring a variance rather than a special permit, with one member stating flatly, "I would not support this as a drawing." The board also continued two additional applications to July 16 and previewed a Chapter 40B comprehensive permit hearing for the Village at First Parsonage Road development, set to open the following Monday with a 180-day statutory decision clock already running.
