West Bridgewater Sale Prices Cluster Above $700 as Top Deals Near $850

WEST BRIDGEWATER -- Ten property transfers were recorded with the Plymouth County Registry of Deeds for West Bridgewater between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $350 to $850. Four of the ten deeds listed a corporate entity, trust or LLC as a party, and one seller in the period had bought a different property in West Bridgewater just days earlier.

MARKET OVERVIEW Ten deeds were recorded in the four-week span, roughly two to three per week. Eight of the ten listed a disclosed consideration amount; two did not, which is typical for deed filings and does not necessarily indicate anything unusual about those transactions. Among the eight disclosed sales, prices ranged from $350 to $850, with a median of $681. The dataset does not include figures from prior months, so it is not possible to say from this data alone whether the period was more or less active than usual.

TOP SALES The highest-priced transaction was 275 N. Main St., which sold for $850. The sellers were listed as Peter S. Badavas, trustee, and the Keri Lee Realty Trust; the buyer was JA Cruz Inc.

1 Daniel Ter. sold for $805. The sellers were Wayne A. Parks, trustee, and the Parks Family Revocable Trust; the buyer was Federico Rodriguez.

43 Progressive Ave. sold for $745. The sellers were Federico Rodriguez and Yolanda Rodriguez; the buyers were Yaovi Jondoh and Ceara Tavares Jondoh.

260 Crescent St. sold for $722. The sellers were Stephen McMahon, trustee, and Colleen Kelley, trustee; the buyers were David Collins and Meghan Collins.

42 Brooks Pl. sold for $640. The sellers were William L. Flynn III and Julie Flynn; the buyer was Keawana Hollins.

NEIGHBORHOOD BREAKDOWN No two sales in this period shared a street name, so transactions are grouped by price tier instead. Two sales fell under $500,000: 5 Jeffrey Dr. at $350 and 272 River St. at $445. Two fell in the $500,000-to-$700,000 range: 92 Union St. at $522 and 42 Brooks Pl. at $640. Four sold above $700,000: 260 Crescent St. at $722, 43 Progressive Ave. at $745, 1 Daniel Ter. at $805 and 275 N. Main St. at $850. The remaining two transactions, 549 Copeland St. and 173 Turnpike St., did not disclose a price.

Federico Rodriguez appears on both sides of the market in this dataset: as buyer of 1 Daniel Ter. for $805 on Aug. 18, and, together with Yolanda Rodriguez, as seller of 43 Progressive Ave. for $745 four days later. The data does not indicate why.

One transfer, 173 Turnpike St., moved from Richard D. Hemingway and Kelly Ann Fagan to Richard D. Hemingway, trustee, and Kelly A. Fagan, trustee, matching names before and after the transfer with no price disclosed, consistent with a within-family trust transfer. At 272 River St., the sellers, Edward C. Demolles and Rebeckah P. Demolles, transferred the property to Rebecca Foley and Edward C. Demolles III for $445, with a Demolles name appearing on both sides of the transaction.
