Rockland home prices hold near $600,000 median in late summer sales

ROCKLAND -- Eight home sales recorded a price with the Plymouth County Registry of Deeds between Aug. 7 and Sept. 5, with the top transaction reaching $775,000 on Morningside Drive, while three additional property transfers carried only nominal consideration and fell outside the market tally.

MARKET OVERVIEW Eleven total transfers were recorded in Rockland during the period, but only eight carried a disclosed sale price; the other three were nominal-consideration transfers and are not counted toward the figures below. Among the eight priced sales, prices ranged from $500,000 to $775,000, with a median sale price of $607,550. Eight sales in a one-month window is a modest but not negligible volume for a town of Rockland's size; the raw count alone does not indicate whether conditions favor buyers or sellers.

TOP SALES 22 Morningside Dr. sold for $775,000 on Aug. 12; sellers Robert C. Conley Jr. and Claire M. Conley sold to Nancy Collins and Robert Collins. 196 Myrtle St. sold for $740,000 on Aug. 10; the seller was Power of Five Investment Group LLC, and the buyers were Stephen Thomas Feeney and Lori Jean Feeney. 373 E Water St. sold for $730,000 on Aug. 10; Precision Construction Inc. sold to Valeria Melo. 418 Beech St. sold for $632,100 on Aug. 19, with sellers Leonard Paul and Arcely Red Savaglio and buyer Samira Guermoudi. 72 Josh Gray Rd. sold for $583,000 on Aug. 7; the seller was listed as Samantha Cope King/Samantha J. King, and the buyer was Timothy E. Kane.

NEIGHBORHOOD BREAKDOWN No single street accounted for more than one priced sale in this period. By price tier, four sales fell in the $500,000-to-$600,000 range: 262 Central St. ($500,000), 364 North Ave. ($575,000), 874 Union St. ($580,000) and 72 Josh Gray Rd. ($583,000). One sale, 418 Beech St. at $632,100, fell in the $600,000-to-$700,000 range. Three sales exceeded $700,000: 373 E Water St. ($730,000), 196 Myrtle St. ($740,000) and 22 Morningside Dr. ($775,000).

MARKET NOTES Two of the three sales above $700,000 involved corporate or LLC sellers, Power of Five Investment Group LLC and Precision Construction Inc., rather than individual sellers, a pattern seen at the higher end of this period's sales. Three transfers recorded during the period were nominal-consideration transactions and are excluded from the price range and median: a transfer from Stephen H. Hunt and Susan M. Hunt to the Stephen Harold Hunt Trust, and a pair of transfers on Hingham St. in which Christine and Jeremy Forgeron and Aris Bega exchanged two adjacent parcels, 451 Hingham St. Parcel A and 467 Hingham St. Parcel B, with each serving as both buyer and seller of the other's parcel. No bedroom, bathroom or square-footage data was available in the deed records for any property in this period, so no price-per-square-foot or property-type comparisons could be made.
