Whitman Sale Prices Span $470 To $599 With Median Of $512

WHITMAN -- Twelve property transfers were recorded in Whitman between Aug. 7 and Sept. 5, according to Plymouth County Registry of Deeds records, but only six listed a sale price, limiting how much of the local market picture is visible from this data alone.

MARKET OVERVIEW Of the 12 recorded deeds, six disclosed a sale price, ranging from $470 to $599, with a median of $512. The other six were transfers that did not list a consideration amount, several of them moving property within the same family or into a trust. A raw count of 12 recorded deeds over four weeks represents a moderate volume of activity, but with half the sales carrying no price data, conclusions about overall market direction are limited.

TOP SALES The highest-priced transaction was 289 Commercial St., which sold for $599 on Aug. 7. The sellers were Commercial St Realty Trust and Kevin Perkins, as trustee; the buyer was Kelley A. Chuckran. 214 Winter St. sold for $550 on Aug. 10. Gilbert Casimir was the seller and Ronald Homere the buyer. 1121 Washington St. sold for $525 on Aug. 26. The sellers were Anil Kumar Palaparthi and Sai Pushpa Latha Palaparthi; the buyers were Dylan and Kylie Hickey. 7 Churchill Ave. sold for $500 on Aug. 21. Kimberly and Robert Whalen were the sellers; Kaylee E. Willard and Vanessa M. DiPietro were the buyers. 45 Brigham St. sold for $485 on Aug. 13. Brendan Nicholas DeLima was the seller; Corey and Dakota Roche were the buyers.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period; the 12 transfers were spread across Washington Street, Churchill Avenue, Coholan Drive, Temple Street, Brigham Street, Elm Place, Hogg Memorial Drive, Winter Street, Old Coach Road, Bayberry Road, High Street and Commercial Street. Among the six sales with disclosed prices, two fell under $500 (22 Old Coach Road at $470 and 45 Brigham Street at $485), three fell between $500 and $550 (7 Churchill Avenue, 1121 Washington Street and 214 Winter Street), and one topped $550 (289 Commercial Street at $599).

MARKET NOTES Six of the 12 recorded transfers did not involve a price-disclosed sale to a new buyer; instead, they moved property within a family or into a trust. These included 5 Coholan Drive (Maria V. Centeio to herself as trustee of the Centeio Family Revocable Trust), 206 Temple Street (Brenda J. Mitchell to the Mitchell Family Irrevocable Trust), 50 Elm Place (Gerald R. Blumenthal, as trustee, to himself as trustee), 181 Hogg Memorial Drive (John F. Buckley III and John F. Buckley Jr. to themselves as trustees), 5 Bayberry Road (Robert W. Healy to April J. Montes, as trustee of the Healy Family Protection Trust) and 341 High Street (Apryl L. Gervasio to Antonio Carlos Gervasio). Separately, 22 Old Coach Road sold for $470 from an estate, that of Christina A. Shaw along with Christopher W. Shaw, to New View Homes Inc., the only sale in the period to a business entity rather than an individual. Bed, bath and square-footage figures were not available in the deed data for any property.
