Kingston Zoning Board unanimously approves rebuild of flood-zone home on Old Orchard Lane.
Zoning Board · Meeting of August 19, 2026
Kingston Zoning Board unanimously approves rebuild of flood-zone home on Old Orchard Lane. Rick Grady of Grady Consulting presented the special permit application for applicant Mark Guidoboni, proposing to demolish a dilapidated cottage at 17 Old Orchard Lane and build a three-bedroom home shifted away from wetlands and lifted out of the FEMA flood zone. The redesigned house, 28 feet wide on an 11,075-square-foot lot, increases side setbacks to 15.1 and 15.4 feet and provides five parking spaces.
Grady said Kingston's Conservation Commission has already signed off, calling the plan an improvement "both from a conservation and from a zoning perspective." The board also seated a new member, Paul, and named a member, Mullen, chairman for the meeting pending formal reorganization. No members of the public spoke on the case, and the applicant faces a standard 21-day appeal window before construction can begin.
