Hull Conservation Board Approves Gosnold Street Addition, Issues Holbrook Compliance Certificate

HULL — May 12, 2026 — Hull Conservation Commission approves pier-elevated addition at 69 Gosnold Street, holds action on 90 Main Street certificate. The commission voted 5-1 Tuesday to issue an order of conditions for Sean Egan's 16-by-20-foot addition and new gravel driveway at 69 Gosnold Street, with a special condition requiring all driveway setbacks to meet building department standards — a provision prompted by abutter Francis D'Nicola's concern about the three-foot minimum to the neighboring lot line. A certificate of compliance for 60 Holbrook Avenue (SE35-1157) was approved unanimously after Conservation Administrator Ian MacDonald confirmed photographic evidence of a required water line installation. Action on a second certificate, at 90 Main Street, was withheld for the third time: a 2002 order of conditions requires a conservation restriction to be finalized and recorded before the commission can close the file, and property owner Michael McDonald — an attorney — told the board he submitted draft language based on a standard EOEA template "several months ago" and has yet to receive a response from town counsel. Three other matters, including the town's North Nantasket Beach Operations and Maintenance Plan, were continued pending a MISA state review submitted April 27.
