ROCHESTER -- Eight properties changed hands in Rochester between Sept. 4 and Oct. 3, according to deeds recorded at the Plymouth County Registry of Deeds, with four sales carrying a price so far and several transfers linking the same family names on both sides of the transaction.

MARKET OVERVIEW The registry recorded eight property transfers during the period. Of those, four have a recorded sale price so far, ranging from $475 to $800, with a median of $707. The remaining four sales have no price on file yet, which typically appears in registry data within about a week of recording; it is not an indication that a price was withheld. Based on the raw count of eight transactions in a one-month span, the period shows a moderate, steady pace of activity rather than a sharp spike or slowdown.

TOP SALES 281 Neck Road sold for $800 on Sept. 28. The sellers were Phillip D. Whittaker and Jessica D. Whittaker; the buyers were Rita Jordan and Jeffrey Jordan. 27 Bennett Road sold for $720 on Sept. 4. The seller was Michelle Ann Lacroix; the buyers were Joshua W. Hibbard and Nancy A. Harvey. 145 Dexter Lane sold for $695 on Sept. 24. The sellers were Laurie A. Surprenant, individually and as trustee of the Laurie A. Surprenant Family Trust; the buyers were Ryan M. Garvey, as trustee, and the RPG Irrevocable Trust. 521 Marys Pond Road sold for $475 on Sept. 22. The sellers were Perkins Properties Inc. and JIJ Properties Inc.; the buyers were Thomas Fernald and Kerrin Fernald.

NEIGHBORHOOD BREAKDOWN The eight recorded transfers were spread across seven different streets, Neck Road, Burgess Avenue, Gerrish Road, Dexter Lane, Marys Pond Road, Snipatuit Road and Bennett Road, plus one transfer with no street address on file, so no single street accounted for more than one sale. Among the four transactions with a recorded price, all fell in the same under-$1,000 price band reflected in the current data, from $475 to $800.
