Scituate Home Prices Range From $485 To $992 In September Deeds

SCITUATE -- Ten property transfers were recorded at the Plymouth County Registry of Deeds for Scituate addresses between Sept. 4 and Oct. 3, but sale prices have posted for only three of them so far, a reminder that registry data typically lags actual closings by about a week.

MARKET OVERVIEW

Of the 10 recorded deeds, three carry a sale price to date: $485, $845 and $992. The median of those three recorded prices is $845. The remaining seven transactions, including several involving trusts, show no price yet, which is normal for deed data and does not indicate the parties withheld the figure. With price information available for less than a third of the period's transfers, the raw count of 10 recorded deeds does not by itself indicate whether September was an active or quiet month for Scituate's housing market; a fuller read will depend on prices still to post.

TOP SALES

The three recorded sales, in order of price, were

35 Grove Street sold for $992 on Sept. 4. The seller was Swan LLC and the buyer was Melissa Costello.

12 Cairnslea Lane sold for $845 on Sept. 11. The sellers were Jennifer M. Sheehan and Henry J. Funaro.

200 Stockbridge Road sold for $485 on Sept. 10. The seller was Robert G. Jenkins and the buyer was CJC Highway LLC.

Sale prices for the remaining seven properties, 30 Thelma Way, 77 Brook Street, 9 Village Lane, 16 Metacomet Road, 407 Tilden Road, 10 Michael Avenue and 26 Lighthouse Road, were not yet available as of this report.

NEIGHBORHOOD BREAKDOWN

No two sales in this period shared a street name; the 10 transfers were spread across 10 different streets, from Cairnslea Lane and Grove Street to Lighthouse Road and Thelma Way, with no single area accounting for more than one recorded deed. Among the three recorded prices, one sale fell under $500 (200 Stockbridge Road, $485) and two fell between $500 and $1,000 (12 Cairnslea Lane, $845, and 35 Grove Street, $992).

MARKET NOTES

Beds, baths and square footage are not available from deed records for any of this period's sales. One transaction involved a condominium unit, at 30 Thelma Way, Unit 33, in the Seaside at Scituate complex. Two transactions involved limited liability companies: Swan LLC sold 35 Grove Street, and CJC Highway LLC bought 200 Stockbridge Road.

Six of the 10 recorded transfers, at 30 Thelma Way, 77 Brook Street, 9 Village Lane, 16 Metacomet Road, 407 Tilden Road and 10 Michael Avenue, list a grantor and grantee with matching or overlapping family names, several explicitly naming a trust or trustee. These appear to be transfers within the same family or into a trust rather than open-market sales, which is consistent with none of them having a recorded sale price to date.
