ZBA grants variance for fire-razed Humarock lot
Zoning Board · Meeting of September 17, 2026
Scituate's Zoning Board of Appeals unanimously approved a variance letting a Humarock lot vacant since a 2012 fire finally be rebuilt. Attorney Jeff Delisi argued the case under a new, lower state variance standard, telling the board strict enforcement would create a "practical difficulty" for his client, Catherine E. Spillane, at 326 Central Avenue.
Resident Robert Brian Bonner backed the project, saying he had "no opposition at all to building another house there." The board separately approved a special permit for 133 Humarock Beach Road, where the gross floor area will grow from 2,533 to 3,127 square feet, a 23.45 percent increase, as the home is rebuilt on piles to meet FEMA flood-zone standards. A third agenda item, a continued hearing for South River Marina Realty's ten-townhouse proposal, was not captured in the available recording.
