Zoning Board Approves Addition On Illegally Divided Lot

Zoning Board · Meeting of September 22, 2026

Marshfield zoning board grants relief on a lot it says is illegally divided. The board voted 5-0 to let Alexa Wilder add a 10-by-32-foot addition to her Highland Street house, even as Town Counsel warned the lot's "infectious invalidity" — created when a prior owner split the parcel without seeking zoning relief first — leaves a neighboring property with the same unresolved defect. Separately, the board split 4-1, with member Stephen Lynch dissenting, to grant Christopher Jerome and Karen McDonald a frontage variance letting them carve a second lot from their Union Street property while preserving an 1827 house.

The board also denied, 4-1, a site-plan waiver for a replacement storage building at 93 Old Colony Road tied to the town's lease with Shoreline Aviation, with members saying "these people don't listen to us anymore." A shed variance at 411 Ocean Street, the board's first test of a new dimensional-variance standard, was continued to December 8.
