Hanover deed prices range from $500 to $900 among month's three reported sales

HANOVER -- Plymouth County Registry of Deeds recorded 10 property transfers in Hanover between Aug. 28 and Sept. 26, but only three carry a sale price so far, a reminder that consideration amounts often lag the recording date by about a week.

MARKET OVERVIEW Ten deeds were recorded in the period. Of those, three list a sale price, ranging from $500 to $900, with a median of $700. The remaining seven show "price not yet available," meaning the figures had not reached the registry's data at the time of this report. Because pricing is available for less than a third of the period's transfers, the raw count of 10 recorded deeds is the clearest signal of activity level; the price figures on hand are too sparse to characterize the month as active or quiet in dollar terms.

TOP SALES 45 Tilden Lane sold for $900 on Aug. 28. Ellen D. Fitzpatrick was the seller; Tilden Lane LLC was the buyer. 221 Circuit St. sold for $700 on Aug. 28. Jamie Lee Wells and Gordon Mark Wells were the sellers; Haley M. McKenney and William J. Hughes were the buyers. 1035 Broadway sold for $500 on Aug. 28. Gregory W. Tschudy and Amy H. Tschudy were the sellers; David Gilberto was the buyer. No other transfers recorded this period carry a price at this time.

NEIGHBORHOOD BREAKDOWN Broadway had two transfers: 1035 Broadway, which sold for $500, and 76 Broadway, where Riverbee LLC transferred the property to Alicia Tedeschi with a price not yet available. No other street had more than one recorded transfer in the period. The remainder of the deeds are spread across Broad Oak Way, Maple Avenue, Old Town Way, Woodland Drive, Washington Street, Circuit Street and Tilden Lane, with one additional transfer to the town of Hanover with no listed street address.

MARKET NOTES Three of the 10 recorded deeds appear to be transfers within the same family into a trust rather than open-market sales: 22 Broad Oak Way (Leo Zona and Mary Ann Zona to Leo Zona as trustee), 234 Old Town Way (Arthur P. Michalski to himself as trustee and to the Old Town Way Realty Trust), and 233 Woodland Drive (Barbara M. Burgess to herself as trustee and to the Barbara M. Burgess Trust). These are noted as a pattern in the data; the registry record does not indicate the reason for the transfer. A separate deed at 111 Washington St. moved the property from a trust, the Maclellan Family Protection Trust with Carrie A. Walecka as trustee, to buyers Michael O'Neill and Sara Enos. One transfer, an unaddressed Hanover parcel, moved from Drew Cassese and Debra Thompson to the town of Hanover. Deed records for this period do not include bedroom, bathroom or square-footage data, so no price-per-square-foot or property-type comparisons can be made.
