Most Scituate Deeds Recorded in July Carried No Disclosed Price

SCITUATE -- The Plymouth County Registry of Deeds recorded nine property transfers in Scituate between July 10 and Aug. 8, but only three carried a disclosed sale price, limiting what the month's data can show about the local market.

MARKET OVERVIEW Nine sales were recorded during the four-week period. Of those, three disclosed a sale price, ranging from $750 to $985, with a median of $925 among the disclosed transactions. Judged by raw count alone, nine recorded deeds in four weeks is a moderate pace of activity for the town, but with two-thirds of transactions carrying no disclosed price, the data supports only a limited read on where values stood.

TOP SALES Three transactions in the dataset included a disclosed sale price.

52 Highland Crossing sold for $985 on July 20. Sellers Charles E. McGowan Jr. and Joanna M. McGowan sold to buyers Robert Mastrogiacomo and Kingsley Mastrogiacomo.

6 Minot Light Ave. sold for $925 on July 13. Sellers Kevin A. Griffin and Donna Lee Griffin sold to buyer Christopher Griffin.

6 Wheeler Ave. sold for $750 on July 10. Seller Melanie Toirac sold to buyers Crystal Monahan and William Monahan.

The remaining six recorded deeds, at 38 Aberdeen Drive, an unaddressed Scituate parcel, 41 First Parish Road, 114 Branch St. Unit 1, 295 Country Way and 28 Lighthouse Road, did not include a disclosed price.

NEIGHBORHOOD BREAKDOWN No street in the dataset recorded more than one transfer during the period; the nine deeds were spread across Aberdeen Drive, Highland Crossing, Branch Street, First Parish Road, Minot Light Avenue, Country Way, Lighthouse Road, Wheeler Avenue and one property listed without a street address. Among the three sales with disclosed prices, all fell within a narrow band of $750 to $985. Price tiers cannot be established for the other six transactions since no amount was disclosed.

MARKET NOTES One recorded transfer involved a condominium unit, at 114 Branch St. Unit 1 in the Sunlight Estates Condo development; the rest of the addresses in the dataset correspond to single-property listings. One buyer was a limited liability company, June Breeze LLC, which acquired a Scituate property from sellers Ann Taylor Riviezzo and Ann Taylor Murphy at an undisclosed price.

Five of the nine recorded deeds show a seller and buyer or trust sharing the same surname: Peter A. and Claire M. Frasca transferred 38 Aberdeen Drive to themselves as trustees; Joseph R. Busk III and Joan Prescott Busk transferred 114 Branch St. Unit 1 to themselves as trustees; Charles J. Cullen transferred 295 Country Way to Dana C. Cullen as trustee; Paul Principato transferred 28 Lighthouse Road to himself as trustee of the Principato Revocable Trust; and Kevin A. and Donna Lee Griffin transferred 6 Minot Light Ave. to Christopher Griffin for a disclosed $925. None of these same-surname transfers except the Griffin sale included a disclosed price. A sixth transfer, at 41 First Parish Road, moved from Lisa D. Hatch as trustee of the Arthur L. Dunphy Trust to buyers Mary Catherine Chipman and Riley Snyder, with no price disclosed.
