Disclosed Whitman Home Prices Range From $390 to $635 in Late Summer

WHITMAN -- The Plymouth County Registry of Deeds recorded 10 property transfers in Whitman between July 17 and Aug. 15, with disclosed sale prices ranging from $390 to $635 and a median of $534 among the five transactions that reported a price.

MARKET OVERVIEW

Ten sales were recorded in the four-week period, a pace of roughly two to three transactions per week. Of those, five carried a disclosed consideration amount, ranging from $390 at 66 Belmont St. to $635 at 143 Cranberry Rd., with a median of $534. The other five transfers, including two involving trust or family-name transactions, did not report a sale price in the registry data. With half the period's transfers lacking price disclosure, the recorded figures offer only a partial picture of value trends for the month.

TOP SALES

The highest-priced recorded transaction was 143 Cranberry Rd., which sold for $635 on July 17. Sellers were Damien Gray and Porshia Lashar Hammonds; the buyer was Washington A. Dos Reis.

534 Hogg Memorial Dr. sold for $615 on July 24. Ryan J. Cole was the seller and Andrew Capachione the buyer.

285 Raynor Ave. sold for $534 on July 29. Sellers were Tommy L. Jones and Tommy L. Banagis; buyers were Darrell Augustin and Channon E. Augustin.

728 Auburn St., Unit H3 in the Eliot Woods condominium development, sold for $405 on July 17. Matthew Dinofrio and Kana Sonoda were the sellers; Stacey Dee Desrocher was the buyer.

66 Belmont St. sold for $390 on July 22. The sellers were listed as PHH Mortgage Corp. and PHH Mortgage Services, acting as attorneys; the buyer was Nature Investment Group LLC.

NEIGHBORHOOD BREAKDOWN

Auburn Street had two recorded transfers in the period: 728 Auburn St., Unit H3, which sold for $405, and 615 Auburn St., a transfer between Lois M. Painten and Cecilio Gonzalez to Lois Painten that did not disclose a price. No other street had more than one recorded transaction. Among the five disclosed sales, all fell in the under-$1,000 range as reported in the data (from $390 to $635), with no transactions in the data crossing into a higher disclosed tier.
