Wareham Home Prices Cluster Near $499 Median As Trust Transfers Multiply
WAREHAM -- Twelve properties changed hands in Wareham between July 17 and Aug. 15, but sale prices were disclosed in only seven of those deeds, capping a period where trust and estate transfers among family members accounted for nearly half of all recorded transactions.
MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 12 property transfers in Wareham during the four-week period. Of those, seven listed a sale price, ranging from $200 to $650, with a median of $499. The other five transactions carried no disclosed price, which is common in deed records and does not by itself indicate a below-market or non-arm's-length sale. Because five of the 12 recorded deeds involved a grantor and grantee sharing the same last name, often tied to trust or estate transactions, the raw count of 12 sales provides limited insight into overall market activity for the period.
