Rockland's $4.5 Million Sale Dwarfs Rest of July-August Deed Activity

ROCKLAND -- A $4.5 million transaction at 265 Pleasant St. led Rockland's property market for the period of July 17 through Aug. 15, even as nearly half of the deeds recorded in town involved nominal-consideration transfers rather than market sales.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded nine property transfers in Rockland during the period. Of those, five carried a recorded sale price and four were nominal-consideration transfers, meaning they changed hands for a token amount, often linked to trusts, rather than through a market sale. Among the five priced sales, prices ranged from $536,000 to $4,500,000, with a median sale price of $750,000. With only five market sales recorded, the period reflects a limited but not unusual volume for the town.

TOP SALES

The highest-priced transaction was 265 Pleasant St., which sold for $4,500,000 on July 23. The sellers were Salvatore Spataro, trustee, and Russell Spataro, trustee; the buyer was Storage Fund V LLC. The next-highest sale was 5 Satucket Rd., which sold for $900,000 on July 23; sellers Alex David Conley and Robin Rose Conley transferred the property to Michael Wells and Talita Cannizzaro Wells. At 230 Greenwood St., David J. and Valerie J. Wilfert sold to Jordan and Casey Andrews for $750,000 on July 21. The property at 224 Liberty St. sold for $613,000 on July 20, with Gary P. Laramee Jr. and Amanda Laramee selling to Brian J. and Anna Schmaderer. Rounding out the priced sales, 20 Emerson St. sold for $536,000 on July 17, with Reginald J. and Kendra Dupiton selling to Vincent Repucci and Anita Triglia Aldoupolis.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one sale during the period, so transactions are grouped by price tier. One sale, 265 Pleasant St. at $4,500,000, fell above $1 million. The remaining four priced sales, at Satucket Road, Greenwood Street, Liberty Street and Emerson Street, all fell in the $500,000-to-$1 million range. No sales below $500,000 were recorded with a price in this period.

MARKET NOTES

Four of the nine recorded transfers were nominal-consideration transactions rather than sales: 190 Howard St., where Derek Casey Rocco transferred the property to himself as trustee of the Rocco Family Revocable Trust; 423 North Ave., where Gail E. Brousseau transferred to herself as trustee of the Gail E. Brousseau Trust; 35 Everett St., where Ronald E. and Theresa A. Narus transferred to themselves as trustees; and an unaddressed Rockland parcel transferred from Conrock LLC to Concord Meadows Assn Trust. The first three involve matching grantor and grantee surnames consistent with a trust transfer; the Conrock LLC transaction does not show a shared name and no further detail is available from the deed data. Among the priced sales, the buyer at 265 Pleasant St. was a limited liability company, Storage Fund V LLC, while the other four priced sales involved individual buyers and sellers.
