HINGHAM -- Ten properties sold in Hingham between Aug. 28 and Sept. 26, with prices ranging from $190,000 to $2,410,000, according to deeds recorded at the Plymouth County Registry of Deeds. Two additional transfers recorded in the same period involved nominal consideration and are not counted as market sales.

MARKET OVERVIEW

The registry recorded 12 total property transfers for the period, 10 of which carried a market sale price. Prices ranged from $190,000 to $2,410,000, with a median sale price of $1,426,000. Based on raw count alone, 10 sales in a roughly four-week window represents a typical volume for Hingham; the data does not provide a basis for comparison to prior months or years.

TOP SALES

The highest-priced transaction was 12 Stagecoach Rd, which sold for $2,410,000 on Sept. 1. Sellers Lee B. and Maryellen Jones transferred the property to Peter and Mollie Sorenson.

15 Pioneer Rd sold for $2,025,000 on Aug. 31. The seller was listed as Jonathan Barry, trustee, and the Barry Ventures Realty Trust; the buyer was Thomas J. Kelley.

19 Planters Field Ln sold for $1,760,000 on Sept. 1. Stephen K. and Margaret M. Wadsworth sold the property to Cullen and Gina McGehee.

59 Cottage St sold for $1,675,000 on Aug. 28. Seller Ann Goldsmith transferred the property to Moira E. and John H. Lawrence III.

10 Independence Ln sold for $1,500,000 on Aug. 31. The sellers were Peter and Mollie Sorenson, the same buyers of record in the Stagecoach Road sale above; the buyers were Samuel Patrick and Lauren Wojtonik Canales.

NEIGHBORHOOD BREAKDOWN

No two sales in this period shared the same street name, so transactions are grouped here by price tier. One sale fell under $500,000: a property recorded with an incomplete street address sold for $190,000 on Sept. 1, with seller Aidan Rooney and buyers Fatme A. and Khodor T. Khalil. One sale fell in the $500,000-to-$1,000,000 range: 8 Paolo Rd sold for $1,000,000 on Aug. 31, with sellers Maura B. Talbot and the estate of Robert J. Canavan transferring the property to Breakwater Development LLC. The remaining eight sales, ranging from $1,070,000 to $2,410,000, were priced above $1 million: 7 Pilgrim Rd ($1,070,000), 22 Harvest Ln ($1,135,000), 11 Ship St ($1,352,000), 10 Independence Ln ($1,500,000), 59 Cottage St ($1,675,000), 19 Planters Field Ln ($1,760,000), 15 Pioneer Rd ($2,025,000) and 12 Stagecoach Rd ($2,410,000).

MARKET NOTES

Deed records for this period do not include bed, bath or square-footage figures, so no price-per-square-foot comparisons are possible. Property type is also not specified in the deed data; addresses alone, including parcel-style references, are not a reliable basis for determining whether a property is a single-family home, condominium or other structure, so none is identified here.

One notable pattern: Peter and Mollie Sorenson appear as buyers in the $2,410,000 Stagecoach Road sale and as sellers in the $1,500,000 Independence Lane sale, both recorded within the same week. The data does not indicate the reason for the pairing.

Two transfers recorded in the period involved nominal consideration rather than a market sale price and are excluded from the sales count and price figures above. At 6 Park Cir, Roger L. and Lisa J. Beal transferred the property to Roger L. Beal, trustee, and Lisa J. Beal, trustee, a transfer whose shared surname and trustee designation indicate a family or trust-related transfer. At 19 Cedar St, Robert P. LaFond transferred the property to Robert P. LaFond, trustee, and the Robert P. LaFond Living Trust, which the names likewise identify as a trust transfer. The 7 Pilgrim Road sale also involved a trust on the seller side, with Martin Thomas Jennings, trustee, and Kathleen McCready Jennings, trustee, selling to Meaghan Jennings and James Wade, a shared surname suggesting a family-related transaction.
