WHITMAN -- Eleven property transfers were recorded in Whitman between Sept. 11 and Oct. 10, with a $1 million parcel sale on Bedford Street standing as the period's largest transaction and the median sale price landing at $617,500.
MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 11 transfers in Whitman during the period. Eight of those carried a reported sale price, ranging from $450,000 to $1,000,000, with a median of $617,500. The remaining three were nominal-consideration transfers, recorded at token amounts and not counted toward the price range or median. Eight priced sales over a one-month span is a modest but measurable pace for the town; the raw count alone does not indicate whether activity is rising or falling compared with prior periods.
TOP SALES The largest transaction was 0 Bedford St., Lot 1B, which sold for $1,000,000 on Sept. 16. The seller was North Easton Savings Bank Charitable Foundation Inc. and the buyer was DDM Whitman LLC. At 171 Captain Allen Way, the property sold for $839,500 on Sept. 29; sellers Denise M. Taylor and Denise M. Taylor, trustee, conveyed to buyers Adam G. Lavoie and Alyssa Lavoie. The home at 751 Washington St. sold for $680,000 on Sept. 29, with sellers Timothy P. Travers and Carolyn M. Travers conveying to buyer Amanda G. Sepulveda. At 489 South Ave., the property sold for $630,000 on Oct. 1; sellers Christopher O'Brien and Tina Colombo conveyed to buyer Anthonia Grant. Rounding out the top five, 257 Homeland Dr. sold for $605,000 on Sept. 25, with sellers Barbara A. Reynolds and Ronald L. Reynolds conveying to buyer Mara Assuncao Goncalves, trustee.
NEIGHBORHOOD BREAKDOWN Two streets saw multiple recorded transfers during the period. Washington Street had two priced sales: 751 Washington St. at $680,000 and 659 Washington St. at $575,000, both recorded Sept. 29. Bedford Street also had two transfers: the $1 million Lot 1B sale on Sept. 16 and a nominal-consideration transfer at 551 Bedford St., Unit B4, on Sept. 24, in which Eleanor R. DeLuca conveyed to Eleanor R. DeLuca, trustee, and a revocable trust. South Avenue likewise had two entries: the $630,000 sale at 489 South Ave. and a nominal-consideration transfer at 557 South Ave. on Sept. 22, from Samir Brahimi to Samir Brahimi and Sabrina Boukider. By price tier, two sales fell under $500,000 (43 Hobart Sq. at $450,000 and 97 Rowena Ave. at $464,000), while six fell between $500,000 and $1 million, including the Bedford Street parcel at the top of that range.
MARKET NOTES Three of the 11 recorded transfers were nominal-consideration transactions rather than market sales. Two of the three show a shared surname between grantor and grantee, consistent with transfers within the same family or to a trust: the DeLuca transfer to a revocable trust bearing the DeLuca name, and a transfer at 379 Harvard St. from Amy L. Barrett to Robert B. Barrett, trustee, and the Barrett Family Irrevocable Trust. The third, at 557 South Ave., added a second grantee without indicating a trust or estate structure. No bedroom, bathroom or square-footage data was available from the deed records for any property in this period, so no price-per-square-foot comparisons can be made. The dataset does not specify property types (single-family, condominium or multi-family) beyond street addresses, so no type-based pattern can be reported.
