Median Wareham Sale Holds at $625,000 Amid Mixed September Transfers

WAREHAM -- Ten property transfers were recorded at the Plymouth County Registry of Deeds for Wareham addresses between Sept. 11 and Oct. 10, but only five carried disclosed sale prices and a sixth is still awaiting one. The remaining four were nominal-consideration transfers, typically signaling a change of ownership within a family or into a trust rather than a traditional sale.

MARKET OVERVIEW Of the 10 recorded transfers, five sold with disclosed prices ranging from $450,000 to $1,300,000, producing a median sale price of $625,000. One additional transfer, at 61 Highland Shores Drive, recorded Sept. 15, has a price not yet available. Four transfers, at 65 Pinehurst Drive, 50 Long Beach Road, 15 Quasuet Avenue and 21 Mattapoisett Road, were nominal-consideration transfers and are not counted in the price range or median. With only five priced sales over the roughly one-month period, the raw count points to a relatively quiet stretch for arms-length transactions in Wareham.

TOP SALES The period's highest-priced sale was 21 South Boulevard, which sold for $1,300,000 on Sept. 15. Sellers Shawn R. Elliott and Beth L. Elliott, as trustees, conveyed the property to buyers Caleb Solomon and Susan Dana Lawrence.

19 Squirrel Island Road sold for $704,000 on Sept. 15. Paul and Cathleen Gagnon sold the property to Tara Costa and Mark Rosenfield.

442 Main Street sold for $625,000 on Sept. 16. The sellers were listed as the Tesno Family Trust and Nicholas C. Darzenta, trustee; the buyer was Wareham Partners LLC.

14 Spectacle Pond Terrace sold for $562,000 on Sept. 16. Sellers Charles J. Wood and Lisa A. Britton sold to Matthew and Michaela Letendre.

26 Cromesett Road sold for $450,000 on Sept. 15. Seller Lynne M. Webster sold to buyer Liam Joseph McAfee.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale during the period, so transactions are summarized by price tier. One sale, 26 Cromesett Road at $450,000, fell under $500,000. Three sales landed in the $500,000-to-$1-million range: 14 Spectacle Pond Terrace ($562,000), 442 Main Street ($625,000) and 19 Squirrel Island Road ($704,000). One sale, 21 South Boulevard at $1,300,000, exceeded $1 million.

MARKET NOTES Four of the 10 recorded transfers carried only nominal consideration and are not reflected in the price figures above. Three of those, 50 Long Beach Road, 15 Quasuet Avenue and 21 Mattapoisett Road, involved parties sharing the same surname or trustee designations, consistent with transfers within a family or into a trust rather than open-market sales. The pending-price transfer at 61 Highland Shores Drive also involved parties sharing the surname Belforti, with the seller listed in part as an estate. One buyer, Wareham Partners LLC, was a company rather than an individual, distinguishing that transaction from the other priced sales, which involved individual buyers and sellers. Beds, baths and square footage were not available in the deed records for any of the listed properties.
