Whitman's priciest recorded sale reaches $755 as other deeds trail below

WHITMAN -- Eleven deeds recorded in Whitman between July 10 and Aug. 8 show a market split between disclosed-price sales topping out at $755 and a majority of transfers, including several family and trust transactions, that carried no listed sale price.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded 11 property transfers for Whitman during the period. Six of those 11 included a disclosed sale price, ranging from $390 to $755, with a median of $574. The other five transactions, several involving transfers among family members or into trusts, did not include a disclosed consideration amount, which is typical for that category of deed filing. Taken on raw count alone, 11 recorded transactions over four weeks reflects a steady but modest pace; the dataset provides no prior-period figures for comparison.

TOP SALES

The highest-priced recorded transaction was 37 Lakeview St, which sold for $755 on July 16. Evan McCarthy and Jasmine McCarthy sold the property to Ronald R. Talbot and Valerie Talbot. At 143 Cranberry Rd, Damien Gray and Porshia Lashar Hammonds sold to Washington A. Dos Reis for $635 on July 17. The property at 534 Hogg Memorial Dr sold for $615 on July 24, with Ryan J. Cole as seller and Andrew Capachione as buyer. At 285 Raynor Ave, Tommy L. Jones and Tommy L. Banagis sold to Darrell Augustin and Channon E. Augustin for $534 on July 29. Rounding out the top five, Unit H3 at 728 Auburn St, part of the Eliot Woods condominium, sold for $405 on July 17; Matthew Dinofrio and Kana Sonoda sold to Stacey Dee Desrocher.

NEIGHBORHOOD BREAKDOWN

Cranberry Road accounted for two of the period's transfers: 143 Cranberry Rd sold for $635, while 122 Cranberry Rd, transferred from Jacqueline R. Bonvie to the Bonvie Family Irrevocable Trust with David E. Bonvie as trustee, carried no disclosed price. Auburn Street also saw two transfers: the $405 condo sale at 728 Auburn St Unit H3, and 615 Auburn St, which moved from Lois M. Painten and Cecilio Gonzalez to Lois Painten with no price disclosed. By price tier among the six disclosed sales, two fell under $500 (66 Belmont St at $390 and 728 Auburn St Unit H3 at $405), three fell between $500 and $650 (285 Raynor Ave, 534 Hogg Memorial Dr and 143 Cranberry Rd), and one exceeded $650 (37 Lakeview St at $755). The remaining addresses, including Warren Avenue, Bedford Street and Priscilla Road, each recorded a single transfer.

MARKET NOTES

Two of the 11 recorded transfers involved condominium units rather than standalone parcels: Unit C5 at 646 Bedford St, part of the Willows Condo complex, and Unit H3 at 728 Auburn St, part of Eliot Woods Condo. The remaining nine transfers were listed as standalone properties. Four of the 11 transfers, more than a third of the period's activity, involved transactions among family members or into trusts: 646 Bedford St Unit C5 moved between Judy A. Mowry and Louise Norcott as individuals to themselves as trustees; 64 Priscilla Rd moved from Andrew J. Tobin and Lisa M. Tobin to themselves as trustees; 615 Auburn St moved from Lois M. Painten and Cecilio Gonzalez to Lois Painten; and 122 Cranberry Rd moved from Jacqueline R. Bonvie into the Bonvie Family Irrevocable Trust. None of these four transactions carried a disclosed sale price. One transfer involved an institutional seller and a corporate buyer: 66 Belmont St passed from PHH Mortgage Corp. and PHH Mortgage Services, acting as attorney-in-fact, to Nature Investment Group LLC for $390, the only sale in the dataset to a limited liability company.
