WHITMAN -- Twelve property transfers were recorded in Whitman during the period of July 3 through Aug. 1, but only five carried a disclosed sale price, ranging from $400 to $755. The rest were transfers within the same family or into a trust bearing the same individual's name.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded 12 transactions involving Whitman properties during the period. Of those, five listed a disclosed consideration amount, ranging from $400 to $755, with a median of $582 among the disclosed sales. The remaining seven transfers listed no sale price, consistent with intra-family or trust-related transfers, which is common in deed data and does not necessarily reflect market activity. Based on the raw count of 12 recorded transfers in roughly a month, the period shows a moderate volume of activity, though the low proportion of disclosed prices limits what can be concluded about pricing trends.

143 Cranberry Rd sold for $635 on July 17. Sellers Damien Gray and Porshia Lashar Hammonds transferred the property to buyer Washington A. Dos Reis.

160 Sportsmens Trail sold for $582 on July 6. Sellers Dolfus F. Burt Jr. and Deborah M. Burt transferred the property to buyers Nicholas Mullaly and Alison M. Clark.

728 Auburn St, Unit H3, at Eliot Woods Condo, sold for $405 on July 17. Sellers Matthew Dinofrio and Kana Sonoda transferred the unit to buyer Stacey Dee Desrocher.

25 Winslow Cir sold for $400 on July 8. Seller Christine A. Walker transferred the property to buyer Stephen G. Egan.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded transfer. Cranberry Road saw two transactions: 143 Cranberry Rd, which sold for $635, and 122 Cranberry Rd, an undisclosed-price transfer from Jacqueline R. Bonvie into the Bonvie Family Irrevocable Trust. Auburn Street also saw two transactions: 728 Auburn St Unit H3, which sold for $405, and 615 Auburn St, an undisclosed-price transfer involving Lois M. Painten, Cecilio Gonzalez and buyer Lois Painten.

Among the five disclosed-price sales, two fell under $500 (25 Winslow Cir at $400 and 728 Auburn St Unit H3 at $405), two fell between $500 and $700 (160 Sportsmens Trail at $582 and 143 Cranberry Rd at $635), and one exceeded $700 (37 Lakeview St at $755).

MARKET NOTES

A clear pattern separates the disclosed-price sales from the undisclosed ones. All five transactions with a disclosed sale price involved buyers and sellers with different last names. All seven transfers without a disclosed price involved a matching last name between grantor and grantee, or a grantee that is a trust naming the same individual as the grantor — including 64 Priscilla Rd (Tobin to Tobin, into trust), 90 Lazel St (McDonough to McDonough, into trust), 120 Little Comfort Cir (Mugimu to a realty trust naming Mugimu as trustee), 275 Commercial St (Mackerwicz, trust to individual) and 70 Pleasant St Unit 2 (Sarmento to a revocable trust in Sarmento's name), in addition to the Cranberry Road and Auburn Street transfers noted above.

Property types among the 12 transfers were mostly single-family homes, with two condominium unit transfers identified: 728 Auburn St Unit H3 at Eliot Woods Condo and 70 Pleasant St Unit 2 at 70 Pleasant Street Condo.
