Disclosed Sale Prices Range From $485 to $589 in West Bridgewater

WEST BRIDGEWATER -- Nine property transfers were recorded in West Bridgewater between July 3 and Aug. 1, but only three carried a disclosed sale price, and five of the nine appear to be transfers within the same family or into a trust rather than open-market sales to unrelated buyers.

MARKET OVERVIEW Nine deeds were recorded during the period. Three disclosed a sale price, ranging from $485 to $589, with a median of $565. The remaining six transfers did not disclose a price, which is common for deed records and does not necessarily reflect the properties' actual value. With only three price points to work from, the data offer limited basis for judging whether the market was active or quiet; the raw count of nine recorded transfers over four weeks is the only volume measure available.

TOP SALES 121 Prospect St. sold for $589 on July 27. Sellers Michael S. Winkler and Tara Alexandra I transferred the property to buyers Joshua R. Rankin and Kara H. Koska.

208 Matfield St. sold for $565 on July 21. The sellers were John R. Eckstrom and the estate of Meredith A. Eckstrom; the buyer was Giovanni S. Perrone.

117 Prospect St. sold for $485 on July 7. Sellers Dennise Caratazzola and the estate of John C. Laundry Jr. transferred the property to buyers Nicole Elizabeth Smith and Mackenzie Gary Lewis.

No other transfers in the dataset disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Prospect Street was the only street with more than one recorded transaction this period, accounting for two of the nine deeds -- 121 Prospect St. ($589) and 117 Prospect St. ($485). The remaining seven transfers were spread across separate streets: Hartshorn Street, Matfield Street, West Center Street, South Street, Crescent Street and Kenneth Street, plus one deed for which the registry data did not list a street address.

Among the three disclosed-price sales, one fell below $500 (117 Prospect St., $485) and two fell between $500 and $600 (208 Matfield St., $565, and 121 Prospect St., $589).

MARKET NOTES Five of the nine recorded transfers appear to be transfers within the same family or into a trust rather than sales to unrelated buyers, based on shared surnames or a grantor transferring to themselves as trustee: Barbara Weatherbee transferred 18 Hartshorn St. to herself and Sherry Cerasuolo, as trustee; Raymond A. Wallace, as trustee, transferred 301 W. Center St. to himself and the One West Center Street Realty Trust; Susan N. Thornton and Susannah R. Thornton transferred 195 South St. to Susannah R. Thornton and Stuart N.H. Ives; David P. Signorino transferred a property with no listed street address to himself as trustee; and Richard A. Andrews transferred 54 Kenneth St. to Richard M. Andrews and Shannon M. Flint, as trustees. None of these five transfers disclosed a sale price.

Two of the three disclosed-price sales -- 208 Matfield St. and 117 Prospect St. -- involved an estate as seller transferring to an unrelated buyer. The ninth transfer, 85 Crescent St., went from Kevin B. O'Neil Jr. and Laura J. O'Neil to Md Nazmusshadat with no disclosed price and no apparent family or trust connection between the parties.
