ROCKLAND -- Rockland recorded 12 property transfers between July 3 and Aug. 1, with nine carrying a sale price that ranged from $150,000 to $790,000 and a median of $570,000. The remaining three transfers were nominal-consideration transactions, mostly involving owners moving property into trusts.

MARKET OVERVIEW Of the 12 deeds recorded in the period, nine reflect reported sale prices and three were nominal-consideration transfers of under $10,000, which are not counted toward the price range or median. Among the nine priced sales, prices ranged from $150,000 to $790,000, with a median sale price of $570,000. A dozen recorded transactions in roughly a four-week span is a steady, if unremarkable, volume for Rockland; the dataset does not include prior-period figures, so it is not possible to say whether this represents growth or a slowdown from previous months.

Rounding out the top five, 27 Stanton St. sold for $570,000 on July 15, with Ryan E. Britton and Lee Britton III selling to Brad Spatola and Colleen Dowie.

NEIGHBORHOOD BREAKDOWN Market Street recorded two sales in the period: 411 Market St. sold for $640,000 and 823 Market St. sold for $500,000. No other street in the dataset had more than one sale. By price tier, three sales fell under $500,000: 480 Forest St. at $465,000, 597 Liberty St. at $485,000, and a $150,000 transfer of land from the town of Whitman to the town of Rockland.
