August Halifax Home Sales Show Wide Price Range, Few Prices Disclosed

HALIFAX -- Eleven property transfers were recorded in Halifax between Aug. 7 and Sept. 5, but only four included a disclosed sale price, and more than half of the month's deeds moved property within the same family or into a trust.

MARKET OVERVIEW

Plymouth County Registry of Deeds records show 11 transactions recorded for Halifax addresses during the period. Of those, four disclosed a sale price, ranging from $330 to $705, with a median of $608 among the disclosed sales. The other seven transfers listed no consideration amount. All 11 recorded dates fall between Aug. 7 and Aug. 18; the dataset shows no recorded Halifax deeds in the final two and a half weeks of the review period, through Sept. 5. With price data available for fewer than half of the period's transfers, the raw count of 11 does not, on its own, support a characterization of the market as active or quiet.

TOP SALES

The highest-priced disclosed transaction was 36 Marilyn Way, which sold for $705 on Aug. 7. Seller James McDonald and Gail T. McDonald transferred the property to buyer Max Micciantuono. At 93 Hudson St., the property sold for $670 on Aug. 13; Anita J. Labrecque was the seller, and Christopher Rotz and Kristie Linscott were the buyers. The sale at 616 Plymouth St. closed for $547 on Aug. 11, with Joseph J. Grieco and Wendy L. Grieco selling to Ahmad Mosen Harzandi and Sahar Shadman. At 26 Hillside Ave., the property sold for $330 on Aug. 13; the seller was listed as Henry Wusteney, acting through attorney Jemma M. Wusteney, with Amanda Crowley as buyer. No other transactions in the dataset carried a disclosed price.

NEIGHBORHOOD BREAKDOWN

Two of the 11 transfers involved Plymouth Street addresses: 616 Plymouth St. ($547, disclosed) and 640 Plymouth St. (price not disclosed), recorded a day apart on Aug. 11 and Aug. 12. A separate Old Plymouth Street address, 754 Old Plymouth St., also recorded a transfer but is a distinct street from Plymouth Street. The remaining addresses, Hudson Street, Hillside Avenue, Aldana Road, Sherwood Drive, Fairway Drive, Marilyn Way and First Avenue, each had a single recorded transfer with no other sales on the same street during the period. Among the four disclosed prices, one fell under $400 (Hillside Avenue), one fell between $400 and $600 (Plymouth Street), and two fell between $600 and $800 (Hudson Street and Marilyn Way).

MARKET NOTES

Six of the 11 recorded transfers list a grantor and grantee sharing a surname or moving the property into a family trust: 754 Old Plymouth St. (Falvey to Falvey), 640 Plymouth St. (Curtin trust to Curtin family trust), 50 Aldana Rd. (Kolczewski to Kolczewski trust), 5 Sherwood Dr. (Graham to Graham trust), 1 First Ave. (Seher/Gowing to Seher trust) and an unaddressed Halifax parcel (Nussdorfer to Nussdorfer). None of those six transfers had a disclosed sale price. Of the remaining five transfers, which involved apparently unrelated buyers and sellers, four disclosed a price and one, 139 Fairway Dr., did not. The deed data available does not include bed, bath or square-footage figures, so no price-per-square-foot comparison or property-type breakdown (single-family versus condominium versus multi-family) can be made from this dataset.
