Rockland Deed Prices Range From $300 To $632 Over Four Weeks

ROCKLAND -- Eleven property deeds were recorded in Rockland between Aug. 14 and Sept. 12, but only seven carried a disclosed sale price, ranging from $300 to $632, with a median of $580.

MARKET OVERVIEW Plymouth County Registry of Deeds records show 11 property transfers in Rockland during the four-week period. Of those, seven listed a sale price, ranging from a low of $300 to a high of $632, with a median disclosed price of $580. The remaining four transactions, more than a third of the total, listed no consideration amount, which is common in deed records and does not by itself indicate anything about market conditions. Taken on its own, a raw count of 11 recorded transactions over four weeks represents a modest, not heavy, volume of sales activity for the town during this period. With just seven priced sales to draw from, the figures above offer only a partial picture of what buyers actually paid across Rockland this period.

TOP SALES The highest disclosed sale was 418 Beech St., which sold for $632 on Aug. 19. Paul Leonard and Arcely Red Savaglio sold the property to Samira Guermoudi. 659 Liberty St. sold for $610 on Aug. 20. William P. Quigley sold the property to Kevin D. Lynch. A property listed in deed records only as "Rockland, MA," without a specific street address, sold for $600 on Aug. 17. Hingham Street LLC sold to Subhadra LLC. 874 Union St. sold for $580 on Aug. 17. David Garrett Simpson sold the property to Kristina and James Ebbs. 338 Levin Rd. sold for $545 on Aug. 21. Donald L. Whitten and Mara Batista sold the property to Kyle Coen and Liana Depillo. The gap between the top disclosed sale and the lowest, $300 for 26 Rice Ave., is $332, a narrow spread given the small sample of priced transactions.

NEIGHBORHOOD BREAKDOWN Union Street accounted for two of the period's 11 recorded deeds: 874 Union St., which sold for $580, and 990 Union St., for which deed records list no sale price and no buyer. No other street had more than one recorded transaction in this period; the remaining nine sales were spread across nine different streets, including Rice Avenue, Reed Bent Road, Levin Road, Liberty Street, Grove Street, Beech Street, Summit Street and Central Street, plus the one transaction with no street address listed. Among the seven disclosed sales, one fell below $500: 26 Rice Ave. at $300. Three fell between $500 and $599: 262 Central St. at $500, 338 Levin Rd. at $545, and 874 Union St. at $580. Three sold at $600 or above: the unaddressed Rockland parcel at $600, 659 Liberty St. at $610, and 418 Beech St. at $632.

MARKET NOTES One of the 11 transactions involved a condominium unit, 103 Grove St. Unit 312 at Sheridan Square Condo, transferred from Maureen T. Jeffrey to herself as trustee of the Maureen Theresa Jeffrey Revocable Trust, with no price disclosed. Deed records do not specify a property type for the remaining transactions, and no square footage, bedroom or bathroom data was available for any property in this period, so no price-per-square-foot comparisons can be made. Three of the four transactions with no disclosed price appear to move property within the same family or individual rather than to a new outside buyer: 2 Reed Bent Rd., from Richard T. and Susanne M. Lucero to Susanne M. Lucero; 103 Grove St. Unit 312, from Maureen T. Jeffrey to her own revocable trust; and 48 Summit St., from Debra Horsch Whaley to herself as trustee of the DHW Trust.
