Rockland Home Prices Hold Near $562,500 Median in Late Summer

ROCKLAND -- Ten property transfers were recorded in Rockland during the four weeks spanning Aug. 14 to Sept. 12, with six carrying a recorded sale price ranging from $300,000 to $632,100 and a median of $562,500.

MARKET OVERVIEW Six of the 10 recorded deeds carried a market sale price, ranging from $300,000 to $632,100, with a median of $562,500. The remaining four were nominal-consideration transfers, typically for $10 or less, and are not counted in the price range or median. A count of six priced sales in a four-week span is a modest but not unusual volume for the town; the data does not provide a basis for comparison to prior periods.

TOP SALES The highest-priced sale was 418 Beech St., which sold for $632,100 on Aug. 19; Paul Leonard and Arcely Red Savaglio sold to Samira Guermoudi. Next was 659 Liberty St., sold for $610,000 on Aug. 20 by William P. Quigley to Kevin D. Lynch. At 874 Union St., David Garrett Simpson sold the property to Kristina and James Ebbs for $580,000 on Aug. 17. At 338 Levin Rd., Donald L. Whitten and Mara Batista sold to Kyle Coen and Liana Depillo for $545,000 on Aug. 21. Rounding out the top five, 262 Central St. sold for $500,000 on Aug. 14, with Shaun and Steven White selling to Marissa L. Hindy and Gary J. Clark. No bedroom, bathroom or square-footage figures were available in the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN Beech Street saw two separate recordings in the period: the $632,100 sale at 418 Beech St. and a nominal-consideration transfer at 319 Beech St. involving Peter W. Kohler and the Kohler IRA. No other street had more than one recorded transaction. By price tier, one sale fell under $500,000 (26 Rice Ave., $300,000); three fell between $500,000 and $600,000 (262 Central St., 338 Levin Rd., and 874 Union St.); and two topped $600,000 (659 Liberty St. and 418 Beech St.).

MARKET NOTES Four of the 10 recorded transfers were nominal-consideration transactions rather than market sales. In three of those, the grantee names include "TR" or "TRUST" alongside a matching grantor surname, indicating transfers into family trusts: 319 Beech St. (Kohler to Kohler IRA Trust), a Rockland parcel transferred by Stephen H. and Susan M. Hunt to Stephen Harold Hunt Trust, and 48 Summit St., transferred by Debra Horsch Whaley to the DHW Trust. A fourth, at 2 Reed Bent Rd., shows Richard T. and Susanne M. Lucero transferring to Susanne M. Lucero alone, also a shared-surname transfer. The deed data does not include property-type classifications, so no breakdown of single-family, condominium or multi-family sales is possible this period.
