Wareham disclosed home sales cluster tightly between $452 and $739

WAREHAM -- Plymouth County Registry of Deeds records show nine property transfers in Wareham between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $452 to $739 and a median of $473 among the five transactions that listed a price.

MARKET OVERVIEW Nine deeds were recorded in Wareham over the four-week period. Of those, five listed a disclosed consideration amount, while four did not, a pattern common in transfers involving trusts or family estate planning. Among the five disclosed sales, prices ranged from $452 to $739, with a median of $473. The raw count of nine recorded transfers works out to roughly two per week over the period; the data does not include comparable figures from prior months or other towns, so no judgment can be made about whether this represents a change in pace.

TOP SALES The highest disclosed sale was at 842 Main St., which sold for $739 on Aug. 17. The sellers were Main Street Realty Trust and Eva L. Donegan, trustee; the buyers were listed as Robert and Joyce A. Warzecha.

The second-highest was 60 Martin St., which sold for $505 on Aug. 17. Mason A. Knox and Jennifer K. Knox sold to Matheus Rodrigues and Rute Dealmeida.

A property recorded only as "Wareham, MA," with no street address given in the deed, sold for $473 on Aug. 18. NAF Cash LLC sold to Donald F. MacKinnon and Phyllis A. MacKinnon.

At 5 Upland Rd., the property sold for $469 on Aug. 14. Francis A. Kelleher and Pamela A. Kelleher, as trustees, sold to Ann Cowper.

The lowest of the disclosed sales was 11 Blissful Ln., which sold for $452 on Aug. 18. Sandra J. Crispin, trustee, and the DRC Nominee Trust sold to Karen Andrews and Jannell Andrews.

NEIGHBORHOOD BREAKDOWN No two recorded transfers shared a street name during this period, so no street-level cluster emerged. Grouped by disclosed price, three sales fell under $500: 11 Blissful Ln.
