Rochester Home Sales Price Range Narrows Between $720,000 And $859,000 In Late Summer

ROCHESTER -- Eight property transfers were recorded in Rochester between Aug. 14 and Sept. 12, but only three carried a reported sale price, with the top deal reaching $859,000 on Marion Road.

MARKET OVERVIEW Of the eight recorded transfers, three had reported sale prices, ranging from $720,000 to $859,000, with a median of $855,000. The remaining five transfers were recorded for nominal consideration under $10,000, meaning no market price applies to them. Based on the raw count, three priced sales in a one-month span is a modest volume for Rochester, a small town where many recorded transfers are family or entity transfers rather than open-market sales.

TOP SALES The highest-priced sale was 28 Marion Rd., which sold for $859,000 on Aug. 28; seller Nelson Bernardo conveyed the property to buyer Lauren E. Stevens. The second-highest was 247 Braley Hill Rd., which sold for $855,000 on Aug. 28; seller Oliveira Investment Inc. conveyed the property to buyer Xerxes Robert Silva. The third priced sale was 27 Bennett Rd., which sold for $720,000 on Sept. 4; seller Michelle Ann Lacroix conveyed the property to buyers Joshua W. Hibbard and Nancy A. Harvey.
