West Bridgewater Sale Prices Range From $350,000 To $850,000 This Period

WEST BRIDGEWATER -- Ten property deeds were recorded in West Bridgewater between Aug. 14 and Sept. 12, with six transactions disclosing a sale price and four filed without one, according to Plymouth County Registry of Deeds records.

MARKET OVERVIEW Six of the ten recorded deeds listed a sale price, ranging from $350,000 to $850,000. The median sale price among those six was $740,000. The other four transfers, several of them individuals conveying property into their own revocable trusts, did not list a consideration amount. With only six priced sales over a roughly four-week period, the volume is too limited to characterize the broader market as active or quiet based on count alone.

TOP SALES The period's highest-priced sale was 275 N Main St, which sold for $850,000 on Sept. 1. The seller was listed as Peter S. Badavas, trustee, and the Keri Lee Realty Trust; the buyer was JA Cruz Inc.

1 Daniel Ter sold for $805,000 on Aug. 18. The seller was Wayne A. Parks, trustee, and the Parks Family Revocable Trust; the buyer was Federico Rodriguez.

43 Progressive Ave sold for $745,000 on Aug. 14. The sellers were Federico Rodriguez and Yolanda Rodriguez; the buyers were Yaovi Jondoh and Ceara Tavares Jondoh.

53 Brewster Rd sold for $735,000 on Sept. 1. The seller was JPetroHomes LLC; the buyers were Aline Guerson Deoliveira and Dheiferson Deoliveira.

92 Union St sold for $522,000 on Aug. 27. The sellers were Jake A. Wood and Molly Wood; the buyer was Laura Marie Previlar.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale in this period, so no street-level clustering emerged. By price tier: one sale fell under $500,000 (5 Jeffrey Dr at $350,000). Five sales fell between $500,000 and $850,000: 92 Union St, 53 Brewster Rd, 43 Progressive Ave, 1 Daniel Ter and 275 N Main St. The remaining four transfers, an unspecified West Bridgewater address, 520 Spring St, 549 Copeland St and 173 Turnpike St, carried no disclosed price.

A third property, address unspecified in the recorded entry, passed from Nancy J. Waugh and Barbara J. Waugh Pomeroy to Joanne Lincoln, trustee, and the Joanne Lincoln Revocable Trust.

Federico Rodriguez appeared on both sides of the ledger during the period, purchasing 1 Daniel Ter for $805,000 on Aug. 18 while selling 43 Progressive Ave for $745,000 on Aug. 14.

Norton Land Co LLC also transacted twice: it acquired 549 Copeland St from Brockton Golf Realty Inc. with no price disclosed, then sold 5 Jeffrey Dr to J A D Builders Inc for $350,000, the period's lowest disclosed sale price. Business entities appeared as buyers or sellers in several other transactions as well, including JPetroHomes LLC and JA Cruz Inc. Deed records do not specify whether properties are single-family, condominium or multi-family, so no property-type breakdown is available.
