Copeland Street Land Sale At $2.85 Million Leads West Bridgewater Deeds

WEST BRIDGEWATER -- Ten property transfers were recorded in West Bridgewater between Aug. 14 and Sept. 12, led by a $2,850,000 land sale on Copeland Street that dwarfed the rest of the month's activity. Seven of the 10 transfers carried a recorded sale price; the other three were nominal-consideration transfers, typically used to move property into a trust rather than sell it on the open market.

MARKET OVERVIEW

Of the 10 recorded transfers, seven had a sale price on file, ranging from $350,000 to $2,850,000. The median sale price among those seven was $745,000. Six of the seven priced sales fell between $350,000 and $850,000, with the $2,850,000 Copeland Street sale standing well above the rest of the market. Three additional transfers were recorded for nominal consideration and are not included in the price range or median; those are detailed below. With seven priced sales in a roughly four-week window, the period shows a moderate level of activity for the town, though the data alone does not indicate whether conditions favor buyers or sellers.

The largest transaction was 549 Copeland Street, which sold for $2,850,000 on Aug. 21. Brockton Golf Realty Inc. was the seller and Norton Land Co. LLC the buyer. Beds, baths and square footage were not available in the deed record.

The second-highest sale was 275 N. Main St., which sold for $850,000 on Sept. 1. Keri Lee Realty Trust, with Peter S. Badavas as trustee, sold the property to JA Cruz Inc.

1 Daniel Terrace sold for $805,000 on Aug. 18. The Parks Family Revocable Trust, with Wayne A. Parks as trustee, sold the property to Federico Rodriguez.

43 Progressive Ave. sold for $745,000 on Aug. 14. Federico Rodriguez and Yolanda Rodriguez sold the property to Yaovi Jondoh and Ceara Tavares Jondoh. Federico Rodriguez's name appears as both buyer and seller within the period: he purchased 1 Daniel Terrace for $805,000 on Aug. 18, four days after selling 43 Progressive Ave. for $745,000.

53 Brewster Road sold for $735,000 on Sept. 1. Jpetrohomes LLC sold the property to Aline Guerson DeOliveira and Dheiferson DeOliveira.

No street recorded more than one priced sale in this period, so transactions are grouped by price tier. One sale, 5 Jeffrey Drive at $350,000, fell under $500,000; that sale, recorded Aug. 14, had Norton Land Co. LLC as the seller and J A D Builders Inc. as the buyer. Five sales fell in the $500,000 to $1 million range: 92 Union St. ($522,000), 53 Brewster Road ($735,000), 43 Progressive Ave. ($745,000), 1 Daniel Terrace ($805,000) and 275 N. Main St. ($850,000).
