Bridgewater home sales cluster near $800,000 median in September

BRIDGEWATER -- Seven residential properties changed hands in Bridgewater for market prices between Sept. 4 and Oct. 3, with sale prices ranging from $250,000 to $985,000, according to deeds recorded at the Plymouth County Registry of Deeds. Three additional transfers recorded in the same period carried only nominal consideration and are not counted as market sales.

MARKET OVERVIEW Seven properties sold for recorded prices during the period, ranging from $250,000 to $985,000. The median sale price was $799,000. With all seven sales falling between $250,000 and $1 million and six of the seven above $650,000, the period shows a cluster of mid-to-high-range transactions; the raw count of seven sales is too small a sample to characterize the overall pace of the market. Three other deeds recorded in the window involved nominal consideration of under $10,000 and are not reflected in the price range or median.

TOP SALES The highest-priced sale was 50 Butternut Way, which sold for $985,000 on Sept. 10; sellers W Scot Green and Jenifer Green conveyed the property to Luis Casimiro Pereira Darosa and Carla Joaquina Darosa. Close behind, 3 Trinity Circle sold for $977,900 on Sept. 11, with Nicholas and Danielle M. Iafrate selling to Jason L. and Brooke Artioli. At 45 Boxwood Lane, David L. Valdina and the estate of Karen A. Sullivan sold to Gregory D. and Jessica Carter for $874,000 on Sept. 11. 246 Cross Street sold for $799,000 on Sept. 9, with Michael T. and Gail M. Hatch selling to William and Krista Brodeur. Rounding out the top five, 10 Wynnwood Circle sold for $750,000 on Sept. 11, with Gerald S. and Carole A. McGowan selling to Joshua and Jennifer Diane Houghton. Bed, bath and square-footage figures were not available in the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN No street in this period recorded more than one sale, so no single-street clustering emerged. By price tier: one sale, 491 Cherry Street at $250,000, fell under $500,000.
