Just three of 11 Carver deed transfers carried a disclosed sale price

CARVER -- Plymouth County Registry of Deeds records for Carver show 11 property transfers recorded between Sept. 11 and Oct. 10, but only three carried a disclosed sale price, with the rest listed as nominal-consideration transfers typically associated with trusts or family record-keeping.

MARKET OVERVIEW Three transactions in the period carried recorded sale prices, ranging from $374,200 to $610,000, with a median of $545,400. The other eight transfers in the dataset were recorded for nominal consideration (commonly $1 or $10) and are not counted as market sales. With only three priced sales recorded so far, the period reflects a small sample; some additional prices from this window may still be making their way into registry data.

TOP SALES The top recorded sale was 133 Pleasant St., which sold for $610,000 on Sept. 25. Bertha W. Wood was the seller; Joshua M. Cormier and Kaylyn E. Hickey were the buyers. At 12 Church St., the sale price was $545,400 on Sept. 11; sellers were Paul Brennan III and Resina L. Guidetti, and buyers were Cole J. Pittman and Abigail E. Larkin. At 9 Russell Holmes Way, the property sold for $374,200 on Sept. 14; Victoria L. Jones was the seller and NH Home Buyers LLC was the buyer.

NEIGHBORHOOD BREAKDOWN The three priced sales occurred on three different streets, Pleasant Street, Church Street and Russell Holmes Way, with no street-level clustering evident among them. By price tier: one sale fell under $500,000 (9 Russell Holmes Way, $374,200), and two sales fell in the $500,000-to-$1 million range (12 Church St. at $545,400 and 133 Pleasant St. at $610,000). No sales exceeded $1 million.

MARKET NOTES Eight of the 11 recorded transfers in this period were nominal-consideration transactions rather than market sales, several involving names that recur on both sides of the deed with "TR" or "TRUST" designations, including transfers tied to the Armanetti, DeCosta, Laliberte, Robidoux, Myette and Antoniotti names, consistent with trust-related record-keeping. One nominal-consideration transfer involved a unit at the Townhouses at Copper Lantern Lane condominium complex (28 Copper Lantern Lane, Unit 28). Among the three priced sales, one buyer was a limited liability company, NH Home Buyers LLC, which purchased the lowest-priced property in the dataset at 9 Russell Holmes Way. Beds, baths and square footage were not available from the deed records for any of the listed properties.
