Hanson's Three Priced Sales Range From $450,000 To $800,000 In July

HANSON -- Plymouth County Registry of Deeds records show the priciest residential sale recorded for Hanson between July 3 and Aug. 1 was a $800,000 transaction on State Street, while the bulk of deed activity for the period consisted of nominal-consideration transfers rather than arm's-length sales.

The registry recorded 10 property transfers in Hanson during the period, but only three carried a disclosed market sale price: $450,000, $625,000 and $800,000. The median of those three sales is $625,000. The remaining seven transfers were recorded for nominal consideration, typically under $10,000, and are not counted toward the price range or median because they do not reflect market sales. With just three priced sales in the dataset, the raw volume of market transactions appears limited for the period, though the number of total deed filings, 10, was higher than the number of actual sales would suggest.

TOP SALES

The highest-priced sale was 258 State St., which sold for $800,000 on July 15. The sellers were listed as Sarah E. Gabriel, trustee, and Lauren A. Wheeler, trustee; the buyer was Douglas DiBona. Beds, baths and square footage were not available in the deed data.

The second-highest sale was 822 Whitman St., which sold for $625,000 on July 10. The sellers were Dian L. Black and the estate of Pauline Gertrude Black; the buyers were Liza M. Telford and Ryan Lenane.

The third sale, listed only as a Hanson property without a street address in the registry data, sold for $450,000 on July 13. The sellers were Scott A. Siereveld and David A. Siereveld; the buyers were Kelsey A. Croghan and Stephen J. Croghan III.

NEIGHBORHOOD BREAKDOWN

State Street saw three separate deed transfers during the period: the $800,000 sale at 258 State St., plus nominal-consideration transfers at 571 State St. and 150 State St. Whitman Street had two transfers: the $625,000 sale at 822 Whitman St. and a nominal-consideration transfer of 61 Whitman St. from Eversource Gas Co. of Massachusetts and Eversource Energy to the town of Hanson.
