Disclosed Kingston Home Sales Range From $501 To $775 In Late Summer

KINGSTON -- Kingston recorded 12 property transfers over the four weeks ending Aug. 22, but only four of those deeds disclosed a sale price, ranging from $501 to $775, according to Plymouth County Registry of Deeds records.

MARKET OVERVIEW The registry recorded 12 deed transfers in Kingston between July 24 and Aug. 22, 2026, or roughly three per week. Of those 12, four listed a disclosed consideration amount, ranging from $501 to $775, with a median of $666 among the disclosed sales. The other eight transfers, two-thirds of the total, were recorded without a stated sale price, which is common for certain deed types such as trust transfers, family transfers and corporate reconveyances. With disclosed pricing available for only a third of the period's transactions, the raw count of 12 transfers does not, by itself, support a broader characterization of buyer or seller activity in Kingston this period.

TOP SALES The highest disclosed sale was 64 Wapping Road, which sold for $775 on July 31. David M. Cole and Nancy J. Cole sold the property to Jeffrey Nagle and Kathryn Nagle. The next-highest was 67 Higgins Road, sold for $755 on July 29; the Maclellan Family Revocable Trust, with Domenic Maclellan as trustee, sold the property to Michael James Delaporta and Jillian Marie Rea. At 13 Atwood Avenue, the property sold for $577 on July 30; Christopher W. Lansing and the estate of Ellen Louise Lansing sold to Anthony Medeiros and Davina Alves. The lowest disclosed sale was 88 Indian Pond Road, which sold for $501 on July 29; Philip Real Chan sold the property to Keith A. Douglass and Lisa M. Scharoun, both listed as trustees. Bed, bath and square-footage figures were not available in the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one transfer in the period. Station Street had two transactions: 4 Station Street, sold July 28 by Stephen A. Webby to Jeneve Corp., with no price disclosed; and 6 Station Street, sold July 30 by Jeneve Corp. to Nathaniel White and Katelynn M. White, also with no price disclosed. Indian Pond Road also had two transfers: 88 Indian Pond Road, the $501 disclosed sale described above, and 70 Indian Pond Road, sold July 27 by Keith Dunn and Derek T. Billnitzer to Michael David Harris and Tanya Jane Harris, with no price disclosed. Atwood Avenue and Atwood Street, both at the No. 13 address, were linked by a common family name: Mark Lansing sold 13 Atwood Street to Christopher W. Lansing and Ellen Louise Lansing on July 30, and 13 Atwood Avenue, tied to the estate of Ellen Louise Lansing, sold to buyers outside the family the same day. Among the four disclosed sales, two fell between $501 and $600 and two fell between $700 and $800; no disclosed sale exceeded $800 or fell below $500.

MARKET NOTES Eight of the 12 recorded transfers, or two-thirds, did not disclose a sale price, limiting the picture of overall property values in Kingston for this period to the four disclosed transactions. Several transfers involved trusts or estates rather than open-market buyer-seller pairs: 88 Ring Road moved from Janice and Constantin Darzenta to themselves as trustees; 13 Atwood Avenue involved the estate of Ellen Louise Lansing; 67 Higgins Road was sold out of the Maclellan Family Revocable Trust; 88 Indian Pond Road was purchased by buyers listed as trustees; and 4 Holly Tree Drive was sold by Guirlande Olivier and Yves Antoine Marcel to Jean Rodney Nerestant, as trustee, and the Breanna Irrevocable Trust. Jeneve Corp. appeared on both sides of the Station Street transactions, first as buyer of 4 Station Street and then as seller of 6 Station Street within the same period. Deed records for this period did not distinguish property type (single-family, condominium or multi-family) or include square footage, so no price-per-square-foot comparisons could be made.
