Disclosed Lakeville Sale Prices Cluster Between $525 and $796 in July

LAKEVILLE -- Nine properties changed ownership in Lakeville between July 10 and Aug. 8, according to deeds recorded at the Plymouth County Registry of Deeds, but only three of those transactions carried a disclosed sale price, limiting what the period's records show about the town's broader market.

MARKET OVERVIEW

The registry recorded nine property transfers during the period. Of those, three included a disclosed consideration amount, ranging from $525 to $796, with a median of $680 among the disclosed sales. The remaining six of nine transfers, two-thirds of the period's activity, were recorded without a disclosed price, which is common for deed records and does not necessarily indicate anything unusual about those transactions. Given that most of the period's deeds lack pricing data, the raw count of nine transfers is the most reliable measure of activity available; it cannot be characterized as active or quiet without comparable price or volume data from prior periods.

TOP SALES

Only three transactions in the dataset included a disclosed sale price, and all three are reported here in descending order.

1 Katies Way sold for $796 on July 10. The property was sold by Deborah Clark Uhlin, trustee of the Uhlin Realty Trust, to Thomas David Gabriel Jr. and Cosette Ayoub.

60 Clear Pond Road sold for $680 on July 15. The seller was Jeffrey L. Shing, trustee of the C Irrevocable Income Only Trust, and the buyer was Hunter William Gomes.

52 Clear Pond Road sold for $525 on July 16. Derek A. Maksy sold the property to Robert Osborn.

The remaining six transfers in the period, at 14 Sandy Point Road, 6 Moulton Street, 8 Shockley Drive, 57 Harcourt Avenue, 16 Stetson Street and 6 Woodland Ridge Drive, were recorded without a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Clear Pond Road accounted for two of the period's nine sales, the only street with more than one recorded transfer: 52 Clear Pond Road ($525) and 60 Clear Pond Road ($680), both recorded within a day of each other on July 15 and July 16. The remaining seven transfers were spread across seven different streets, Sandy Point Road, Moulton Street, Shockley Drive, Harcourt Avenue, Stetson Street, Woodland Ridge Drive and Katies Way, with no other geographic concentration evident in the period's data. Among the three sales with disclosed prices, all fell within the same narrow range, from $525 to $796, though the small sample size limits any conclusion about pricing by location.

MARKET NOTES

Five of the nine recorded transfers, at Sandy Point Road, Moulton Street, Harcourt Avenue, Stetson Street and Woodland Ridge Drive, list a grantor and grantee sharing the same surname, with the buyer listed as a trustee of a trust bearing that family's name in four of the five cases. These transfers did not include a disclosed sale price. The remaining four transactions, at both Clear Pond Road addresses, Shockley Drive and Katies Way, involved grantors and grantees with different surnames. Of those four, three disclosed a sale price and one, the Shockley Drive transfer from Roger E. Beech Jr. to John P. and Liana Dalton, did not. The data does not indicate why any individual transfer occurred and no motivation is implied by these patterns.
