Disclosed Rochester Home Prices Range From $308 To $762 In July
ROCHESTER -- Ten property deeds were recorded in Rochester between July 3 and Aug. 1, but only four disclosed a sale price, leaving most of the month's ownership transfers without a public dollar figure.
MARKET OVERVIEW Ten deeds were recorded in Rochester during the period. Four of the 10 disclosed a sale price, ranging from $308 to $762, with a median of $707 among those four. The remaining six transfers listed no consideration amount, a pattern consistent with transfers between family members or into and out of trusts rather than arm's-length sales. Based on the raw count of 10 recorded deeds, the period looks moderately active, though the small share of disclosed prices limits what can be said about broader price movement.
TOP SALES 15 Cross Rd., Lot 12, sold July 16 for $762, the highest disclosed price recorded during the period. Sarajon Realty LLC sold the property to Awad Mora and Dalia Tosa. 119 County Rd. sold July 17 for $729. Sarajon Realty LLC was the seller; Patrick M. Taylor and Hailee Bouchie were the buyers. 47 Walnut Plain Rd. sold July 30 for $685. Scott Pierce and Brenda Pierce sold the property to Benjamin J. MARKET NOTES Six of the 10 recorded deeds -- 19 Mattapoisett Rd., 23 Pierce St., 37 Robinson Rd., 99 Wolf Island Rd., 132 Pine St. and 160 Pine St. -- involved a grantor and grantee sharing the same last name, several explicitly naming trusts on one or both sides of the transfer. None of those six disclosed a sale price. Sarajon Realty LLC was the seller in both of the two highest-priced disclosed sales, at 15 Cross Rd. and 119 County Rd.
