ROCHESTER -- Eleven property transfers were recorded in Rochester between July 17 and August 15, with disclosed sale prices ranging from $308 to $899 and a median of $744. More than a third of the period's transactions involved transfers within the same family or into trusts rather than open-market sales to unrelated buyers.

MARKET OVERVIEW Plymouth County Registry of Deeds records show 11 total property transfers in Rochester during the period, of which eight disclosed a sale price and three did not. Disclosed prices ranged from $308 to $899, with a median of $744. The raw count of 11 transactions over the four-week period reflects a level of deed activity that included both third-party sales and several transfers among related parties; roughly a third of the period's activity was not an arm's-length sale to a new owner, which should be weighed when reading the total count as a measure of buyer demand.

TOP SALES The highest-recorded sale was 136 Paradise Ln, which sold for $899 on July 30. The sellers were Ross Tyler Larsen, trustee, and Cassie Ann Canastra, trustee; the buyers were Sean Griffith and Danika Hopkins. Bed, bath and square-footage figures were not available in the deed record.

351 County Rd sold for $850 on Aug. 11. Lisa Tobin and Jason M. Tobin were the sellers; Ted Knopf and Clarisa Carmen Knopf were the buyers.

136 Forbes Rd sold for $782 on July 30. Raymond L. Honl and Tammy Patrick were the sellers; Jarred Reuter and Aubrey T. Reuter were the buyers.

127 County Rd, Lot 9, sold for $759 on July 31. The seller was Sarajon Realty LLC; the buyer was Christopher S. Moniz.

119 County Rd sold for $729 on July 17. The seller was also Sarajon Realty LLC; the buyers were Patrick M. Taylor and Hailee Bouchie.

NEIGHBORHOOD BREAKDOWN County Road accounted for three of the period's 11 transfers: 351 County Rd ($850), 127 County Rd Lot 9 ($759) and 119 County Rd ($729), the most concentrated street activity in the dataset. Pierce Street had two transfers, both involving trust arrangements: 139 Pierce St (price not disclosed) and 23 Pierce St (price not disclosed).

By price tier among the eight disclosed sales, two fell under $600: 105 Quaker Ln at $308 and 433 Rounseville Rd at $577. At 139 Pierce St, Ronald and Diane Lagasse transferred the property to themselves as trustees. At 19 Mattapoisett Rd, Alexander C. and Christina J. DeVilliers did the same. At 23 Pierce St, the property moved from an irrevocable trust to a revocable trust under related trustees Janelle Carlson and Suzanne M. Carlson. At 105 Quaker Ln, Paul R. Costa and Joanne Costa transferred the property to Paul R. Costa alone; that sale disclosed a price of $308, the lowest in the dataset, consistent with a nominal or intra-family transaction rather than an open-market sale. The pattern is noted here as a recurring feature of the recorded deed activity; the registry data does not indicate motivation.
