Rochester Sales Stay Under $1 Million Despite Active County Road Stretch

ROCHESTER -- Eight properties changed hands with recorded prices in Rochester between July 17 and Aug. 15, with County Road accounting for three of the transactions, according to deeds recorded at the Plymouth County Registry of Deeds. The period's top sale, a $899,000 transfer on Paradise Lane, fell short of the $1 million mark, while three additional transfers recorded during the window were nominal-consideration filings rather than market sales.

MARKET OVERVIEW

Eleven deed transfers were recorded in Rochester during the period, but three carried only nominal consideration, typically $1 or $10, and are not counted as sales. Among the eight properties that sold for market prices, the range ran from $308,000 to $899,000, with a median sale price of $744,450. Eight sales in a roughly four-week window is a modest but measurable pace for a town of Rochester's size; the raw count alone does not indicate whether conditions favor buyers or sellers.

TOP SALES

The highest-priced sale was 136 Paradise Lane, which sold for $899,000 on July 30. The sellers were listed as Ross Tyler Larsen, trustee, and Cassie Ann Canastra, trustee; the buyers were Sean Griffith and Danika Hopkins.

At 351 County Road, the property sold for $850,000 on Aug. 11. Lisa Tobin and Jason M. Tobin sold to Ted Knopf and Clarisa Carmen Knopf.

136 Forbes Road sold for $782,000 on July 30. Raymond L. Honl and Tammy Patrick were the sellers; Jarred R. Reuter and Aubrey T. Reuter were the buyers.

127 County Road, Lot 9, sold for $759,900 on July 31. The seller was Sarajon Realty LLC; the buyer was Christopher S. Moniz.

119 County Road sold for $729,000 on July 17. Sarajon Realty LLC was again the seller, with buyers Patrick M. Taylor and Hailee Bouchie.

NEIGHBORHOOD BREAKDOWN

County Road saw three recorded sales during the period: 351 County Road ($850,000), 127 County Road Lot 9 ($759,900), and 119 County Road ($729,000), making it the most active street for priced transactions. Pierce Street recorded two nominal-consideration transfers, at 139 Pierce St and 23 Pierce St; both involved grantors and grantees whose names include "TR" or "Trust" designations. By price tier, one sale fell under $500,000: 105 Quaker Lane at $308,000. The remaining seven priced sales fell between $500,000 and $1 million, including 433 Rounseville Road ($577,000), 47 Walnut Plain Road ($685,000), and the five properties listed above. No sales exceeded $1 million.
