Duxbury Home Sale Prices Span $300,000 to $4.2 Million in September

DUXBURY -- Five Duxbury properties changed hands with recorded sale prices between Sept. 11 and Sept. 17, led by a $4.2 million sale on King Caesar Road, according to Plymouth County Registry of Deeds records covering Sept. 11 through Oct. 10.

MARKET OVERVIEW Nine deeds were recorded in Duxbury during the period, but four of those transfers listed only a nominal consideration, meaning they were not open-market sales. Among the five transactions with a recorded sale price, prices ranged from $300,000 to $4,200,000, with a median of $1,640,000. Five priced sales over roughly four weeks is a limited sample, and the raw count alone does not by itself indicate whether activity was unusually brisk or slow for the town.

TOP SALES The highest-priced sale was 70 King Caesar Road, which sold for $4,200,000 on Sept. 15. The seller was listed as Kearney Caesar Road Nominee Trust and Gary P. Kearney, trustee; the buyer was Bradley S. Brewster, trustee of a revocable trust. Bed, bath and square footage figures were not available in deed records.

153 Washington Street sold for $3,320,000 on Sept. 14. The sellers were Katharine White and James White, trustees; the buyers were Dogu Celebi and Michelle Hylan.

879 Tremont Street sold for $1,640,000 on Sept. 17. The sellers were Joel A. Stein and Catherine L. Stein; the buyers were Michael S. Bonner, trustee, and L Realty Trust.

52 Standish Street sold for $1,350,000 on Sept. 16. The seller was Katherine M. Brady, trustee of the Katherine M. Brady Trust; the buyers were Celina M. Gregory and John Philip Shorey Jr., both as trustees.

A Duxbury property without a listed street address sold for $300,000 on Sept. 16. The seller was Wildlands Trust Inc.; the buyer was Four Woodlands LLC.

NEIGHBORHOOD BREAKDOWN No street recorded more than one priced sale during the period. By price tier, one sale closed under $500,000, the $300,000 transaction with no listed street address, and four sales closed above $1 million: 52 Standish Street at $1,350,000, 879 Tremont Street at $1,640,000, 153 Washington Street at $3,320,000 and 70 King Caesar Road at $4,200,000. No sale fell in the $500,000-to-$1-million range this period.

MARKET NOTES Four of the nine recorded deeds, at 18 White Street, 19 Chapel Street, 55 Checkerberry Circle and 294 Chandler Street, were nominal-consideration transfers rather than sales. In each case the grantor and grantee share a surname or the grantee is listed as a trustee for a trust bearing a similar name: Jonathan H. Cook and Diane E. Aigler transferred 19 Chapel Street to Jonathan H. Cook, trustee, and Diane E. Aigler, trustee; Michael Gambino transferred 55 Checkerberry Circle to Michael Paul Gambino, trustee, and Sheila Killion Gambino, trustee; Brian A. Hannon and Pamela S. Hannon transferred 18 White Street to Christopher Brian Hannon, trustee, and Ruth Biedermann, trustee; and James E. Bonome transferred 294 Chandler Street to James Edward Bonome, trustee.
