Marion Luxury Sale Tops $3.9 Million As Prices Vary Widely In July

MARION -- Plymouth County Registry of Deeds records show four Marion property sales with recorded prices between July 10 and August 8, ranging from $780,000 to $3,950,000, alongside six additional transfers recorded for nominal consideration that moved property within families or into trusts rather than on the open market.

MARKET OVERVIEW Ten deeds were recorded in Marion during the period. Of those, four carried a market sale price, ranging from $780,000 to $3,950,000, with a median of $2,375,000. The remaining six transfers were recorded for nominal consideration, each under $10,000, and are not counted toward the price range or median because they do not represent market sales. With only four priced transactions in the roughly four-week period, sales activity by that measure was limited, though the overall deed count, including the nominal transfers, was higher.

TOP SALES The month's highest-priced transaction was 85 Moorings Rd, which sold for $3,950,000 on July 21. Mount Auburn Hospital was the seller; the buyer was listed as McLean Holding Trust, with Andrew D. McLean as trustee. Beds, baths and square footage were not available in the deed record.

414 Point Rd sold for $3,150,000 on July 20. Mary S. Notman and William B. Notman were the sellers; the buyers were Henry Paul Zellweger and Elizabeth A. Stewart, both listed as trustees.

58 Delano Rd sold for $1,600,000 on July 15. Anne Marie Fallon and Frederick E. Kracke were the sellers; Rebekah McGuire and Christopher Harold McGuire were the buyers.

7 Blackhall Ct sold for $780,000 on July 16. Harry C. Beach and Heidi H. Beach were the sellers; Corinne Rolland and Mark Rolland were the buyers.

NEIGHBORHOOD BREAKDOWN The four priced sales occurred on four different streets, Moorings Road, Point Road, Delano Road and Blackhall Court, with no repeat-street pattern among them. By price tier, two sales topped $3 million (85 Moorings Rd and 414 Point Rd), one fell in the $1 million-to-$2 million range (58 Delano Rd), and one was below $1 million (7 Blackhall Ct). The six nominal-consideration transfers were spread across Allen Street, Allens Point Road, Crapo Street, Olde Knoll Road, Briggs Terrace and an address recorded without a street name for the Lopes transfer.

MARKET NOTES Six of the ten recorded transfers, 60 percent, were nominal-consideration transactions rather than market sales. Several of those transfers involved entities with "TR" or "Trust" in the buyer or seller name, including the Baltz transfer at 114 Allens Point Rd (Lisa M. Baltz TR; Lisa M.
