Only One of Five Lakeville Property Deeds Recorded This Month Lists a Sale Price

LAKEVILLE -- Plymouth County Registry of Deeds records show five property transfers in Lakeville between July 17 and Aug. 15, but only one deed listed a sale price, limiting what can be said about the month's market value trends.

MARKET OVERVIEW

Five deeds were recorded in the four-week period. Only one, the transfer of a Village Road property, listed a sale price: $895. Because four of the five deeds did not disclose a price, a market-wide price range and median cannot be meaningfully calculated from this data set; the $895 figure reflects a single transaction, not a broader pricing pattern. Mark to Michael Campbell and Teresa Campbell; 14 Sandy Point Road, sold July 22, price not disclosed, from Jeffrey L. Bernier and Beth Bernier to Jeffrey Bernier and Beth Bernier as trustees; and 6 Moulton Street, sold July 21, price not disclosed, from David A. Bell and Susan M. Bell to David A. Bell and Susan M. Bell.

NEIGHBORHOOD BREAKDOWN

The five transfers were spread across four named streets, Village Road, Pebblebrook Way, Sandy Point Road and Moulton Street, with no street appearing more than once. One deed did not list a street address. With only one disclosed price in the data set, sales cannot be grouped into price tiers.

MARKET NOTES

Two of the five transfers involved the same individuals as both grantor and grantee: the Sandy Point Road deed moved the property from Jeffrey L. and Beth Bernier to Jeffrey and Beth Bernier as trustees, and the Moulton Street deed listed David A. and Susan M.
