Four disclosed Marion sales range from $595 to $975 with $788 median

MARION -- Nine property transfers were recorded in Marion between June 19 and July 18, but only four included a disclosed sale price, limiting what can be said about broader market pricing this period.

MARKET OVERVIEW Plymouth County Registry of Deeds recorded nine Marion property transfers during the period. Of those, four listed a sale price, ranging from $595 to $975, with a median of $788 among the disclosed sales. Five of the nine transfers did not include a recorded consideration amount. Given that more than half the period's transactions carried no disclosed price, the raw count of nine does not by itself indicate whether the broader market was active or quiet; it reflects a mix of price-disclosed sales and undisclosed transfers, several of which appear to be within-family or trust-related.

TOP SALES The highest-priced recorded transaction was 490 Point Rd, which sold for $975 on July 2. The sellers were listed as Laura Tobin, trustee, and Laura Ketchum, trustee; the buyers were James Spader, trustee, and the James Spader Living Trust.

31 Stoney Run Ln sold for $966 on June 24. The sellers were Edward N. Harrigan Jr. and Megan J. Harrigan; the buyer was Connor R. Maclean.

492 Delano Rd sold for $610 on June 26. The seller was Peter L. Borsari, trustee/attorney; the buyers were Samantha Petrosino and Alexander Petrosino.

285 County Rd sold for $595 on June 29. The seller was Dmytro Dondyk; the buyers were Stephanie Dondyk and Maria Dondyk.

The remaining five recorded transfers -- at 663 Point Rd, 81 Lewis St, 174 Cross Neck Rd, 4 Olde Logging Rd and 62 Register Rd -- did not list a sale price.

NEIGHBORHOOD BREAKDOWN Point Road accounted for two of the nine transfers this period: the $975 sale at 490 Point Rd and an undisclosed-price transfer at 663 Point Rd. No other street had more than one recorded transfer. Among sales with a disclosed price, two fell in the $500,000-and-under range using the raw figures reported (285 County Rd at $595 and 492 Delano Rd at $610), while two were higher (31 Stoney Run Ln at $966 and 490 Point Rd at $975). The five undisclosed-price transfers were spread across Cross Neck Road, Lewis Street, Olde Logging Road, Register Road and Point Road, with no street-level clustering beyond the Point Road pair.

MARKET NOTES No bedroom, bathroom or square-footage data accompanies these deed records, so no per-square-foot or size comparisons can be made. A notable pattern in the recorded data: four of the nine transfers -- 663 Point Rd, 81 Lewis St, 62 Register Rd and 285 County Rd -- involved a grantor and grantee sharing the same family surname, with three of those moving the property into a trust structure (Sughrue, Egger and Lynch households, respectively) and one (Dondyk) transferring among family members outright. Three of those four family-linked transfers were also the ones without a disclosed sale price; the Dondyk transfer at 285 County Rd was the exception, recorded at $595. The remaining five transfers -- including all of the period's highest-priced sales -- involved grantors and grantees with different surnames, consistent with open-market transactions.
