Rochester Home Prices Hold Near $700,000 Median Despite Light September Sales

ROCHESTER -- Nine property transfers were recorded in Rochester during the period from Sept. 11 to Oct. 10, but only five carried a market sale price, with the top transaction reaching $992,500 and the median landing at $695,000.

MARKET OVERVIEW Five of the nine recorded deeds included a sale price, ranging from $475,000 to $992,500, with a median of $695,000. The other four transfers were recorded as nominal consideration, meaning no market price was assigned. With just five priced sales over a roughly one-month span, the period reflects a limited but not unusual volume of market activity for the town, based on the raw count alone.

TOP SALES The highest-priced sale was 220 Mattapoisett Rd, which sold for $992,500 on Oct. 9; Bradford D. and Ruth Correia sold the property to Christopher T. and Grazielle Camara. The second-highest sale was 281 Neck Rd, which sold for $800,000 on Sept. 28, with Phillip D. and Jessica D. Whittaker selling to Rita and Jeffrey Jordan. At 145 Dexter Ln, the property sold for $695,000 on Sept. 24; Laurie A. Surprenant, trustee of the Laurie A. Surprenant Family Trust, sold to Ryan M. Garvey, trustee of the RPG Irrevocable Trust. The property at 478 Neck Rd sold for $650,000 on Oct. 6, with Mark J. and Barbara M. Reder, as trustees, selling to Shay D. and Christine Mary Assad, also as trustees. The lowest of the priced sales, 521 Marys Pond Rd, sold for $475,000 on Sept. 22, with Perkins Properties Inc. selling to Thomas and Kerrin Fernald, who purchased from JIJ Properties Inc.

NEIGHBORHOOD BREAKDOWN Neck Road saw two sales in the period: 281 Neck Rd at $800,000 and 478 Neck Rd at $650,000, together spanning the top and middle of the price range. The remaining priced sales were single transactions on separate streets: Mattapoisett Road ($992,500), Dexter Lane ($695,000) and Marys Pond Road ($475,000). By price tier, one sale topped $900,000, three fell in the $600,000-to-$800,000 range, and one was under $500,000.

MARKET NOTES Four of the nine recorded transfers in Rochester this period carried nominal consideration rather than a market sale price, meaning they are not reflected in the price range or median figures above. These included a transfer at 469 Walnut Plain Rd from Stephen J. and Barbara St. John to Amy Silvia, trustee, and the St. John Irrevocable Trust; a transfer at 18 Gerrish Rd from the Christl Family Realty Trust, with Walter Christl as trustee, to Walter Christl and Marie J. Kasparian; and two transfers, one at 65 Burgess Ave and one listing only "Rochester, MA," both recorded the same day, Sept. 28, from Sandra Lee Hardy to Sandra Lee Hardy and Kim E. Hudak.
