Halifax Home Sale Prices Range From $410 To $669 In July

HALIFAX -- Nine properties changed hands in Halifax between July 10 and Aug. 8, according to deeds recorded at the Plymouth County Registry of Deeds. Five of the nine transfers disclosed a sale price, topped by a $669 sale on Aldana Road, while the remaining four appear to be transfers between family members or into trusts.

MARKET OVERVIEW

Nine property transfers were recorded in Halifax during the four-week period, averaging roughly two per week. Of those, five disclosed a sale price, ranging from $410 to $669, with a median of $623 among the disclosed sales. Based on the raw count alone, the four-week span reflects a steady, unremarkable pace of recorded transfers, neither a notable surge nor a lull. No comparative data from prior months was available to describe the period as busier or slower than usual.

TOP SALES

The highest-priced recorded sale was 20 Aldana Road, which sold for $669 on July 14. Sellers Grant W. Presby and Geraldine A. Presby transferred the property to buyers Michael C. B. Burke and Vanessa E. Burke.

236 Thompson Street sold for $630 on July 21. Sellers Edward Wronski and Jessica Wronski transferred the property to buyer Harold L. Dunn IV.

53 Colby Drive sold for $623 on July 16. Sellers Laurie Wynne and Joseph Owen Wynne Sr. transferred the property to buyer Sean Wilson.

83 McClelland Road sold for $450 on July 24. The property transferred from the Gould Family Revocable Trust to David A. Gould, trustee.

22 Madison Road sold for $410 on July 16. Sellers Scott M. Bell Jr. and Angela Bell transferred the property to buyers Kelsey Perry and Matthew Perry.

NEIGHBORHOOD BREAKDOWN

No two recorded sales this period shared a street name, so no street-level clustering emerged. Grouped by price tier among the five disclosed sales: three properties, 53 Colby Drive, 236 Thompson Street and 20 Aldana Road, sold in the $600-to-$700 range. Two properties, 22 Madison Road and 83 McClelland Road, sold for under $500. The remaining four transfers, at 6 Danson Lane, 387 South Street, 188 Oak Street and 29 Firefly Road, carried no disclosed price.

A clear pattern separated this period's disclosed and undisclosed sales. The four transfers with no disclosed price, at Danson Lane, South Street, Oak Street and Firefly Road, each moved property between parties sharing the same last name: Michael and Kathleen Ballerini to themselves as trustees; Martin and Sheila Langelier to themselves as trustees; Erica Beaudry (also recorded as Erica Walling) to Erica Beaudry; and Stephen and Michele Walley to themselves as trustees. These appear consistent with family or trust reorganizations rather than open-market sales.

By contrast, every transfer recorded between differently named parties included a disclosed sale price. That includes the Gould Family Revocable Trust's $450 transfer to David A. Gould, as well as the four sales at Aldana Road, Thompson Street, Colby Drive and Madison Road, which ranged from $410 to $669.
